American Landmark Apartments has acquired Azure Carnes Crossroads, a 295-unit multifamily community located at 900 Conway Circle in Summerville, South Carolina, the firm announced Aug. 20. The transaction represents the Tampa, Florida-based owner-operator's fifth property in the Charleston metropolitan statistical area.
Financial terms of the acquisition were not publicly disclosed. The deal is structured as a value-add investment, consistent with American Landmark Apartments' broader Sunbelt strategy.

Average effective rents in the metro stood at approximately $1,798 per unit, up 0.4% year-over-year but rebounding 2.1% quarter-over-quarter following prior softness. The broader market absorbed a record approximately 5,550 units delivered in a recent cycle, contributing to modest rent declines of roughly 0.6% to 1.5% year-over-year across parts of the metro.
