Anchor Health Properties has completed development of a three-story, 100,000-square-foot inpatient rehabilitation hospital in South Miami, Florida. Baptist Health South Florida and Lifepoint Rehabilitation joined Anchor Health Properties for a ribbon-cutting ceremony on July 29 at the new Baptist Health Rehabilitation Hospital, located at 6201 Sunset Drive — directly adjacent to the existing Baptist Health South Miami Hospital campus. The facility is scheduled to welcome its first patients in August.

Project Scope and Facility Features

The three-story building encompasses 100,000 square feet and contains 62 private inpatient rehabilitation beds. Designed to serve more than 1,200 patients annually, the hospital targets individuals recovering from strokes, orthopedic injuries, and post-surgical or illness-related deconditioning.

Specialty clinical programs include neuro, stroke, and amputation services. The facility also features bariatric suites, a dedicated neuro unit, and rooms equipped to treat dialysis patients. To support patient recovery and functional independence, the building includes large interdisciplinary therapy gyms, a low-stimulation therapy gym, and a therapeutic courtyard with gardens, walking paths, miniature golf, and shuffleboard. A transitional living apartment is designed to simulate a residential environment, allowing patients to practice daily living tasks before discharge.

Lifepoint Rehabilitation, an operating division of Lifepoint Health, will operate the facility in partnership with Baptist Health South Florida, the region's largest not-for-profit healthcare organization.

Anchor Health Properties' Development Role

Baptist Health South Florida and Lifepoint Rehabilitation engaged Anchor Health Properties as developer. The firm provided a full range of development services across the project lifecycle, including financing, planning and programming, design and construction oversight, and post-occupancy commissioning.

Key members of the project team included Earl Swensson Associates, the multidisciplinary architectural firm; Robins & Morton, the general contractor; and Kimley Horn, the civil engineering consultant.

Campus Densification and Continuum-of-Care Strategy

The new hospital's placement directly adjacent to the existing Baptist Health South Miami Hospital campus reflects a health system strategy of campus densification — adding higher-acuity uses to established healthcare land rather than developing on greenfield sites. The configuration creates a direct referral pathway from the acute care hospital to the rehabilitation facility, supporting patient flow from surgeries, strokes, and trauma cases treated next door.

Anchor Health Properties noted that the facility "strengthens the continuum of care" for the South Florida market, a region where aging demographics are driving sustained demand for stroke, neuromuscular, and orthopedic rehabilitation services. The clinical programs at the new hospital — neuro, stroke, amputation, bariatric, and dialysis — are oriented toward high-acuity cases that require an intensive inpatient rehabilitation setting.

Healthcare Real Estate Market Context

The South Miami delivery arrives as capital markets are showing selective preference for healthcare and other operationally critical real estate asset classes. Inpatient rehabilitation hospitals, which generate utilization-driven, insurance-reimbursed revenue streams, have drawn attention from healthcare-focused developers seeking durable income in a broader commercial real estate environment characterized by caution and discipline.

Anchor Health Properties focuses on healthcare real estate solutions spanning medical office, ambulatory, and post-acute care facilities, combining development, asset management, and capital markets capabilities for health system and operator clients. The South Miami project illustrates the firm's full-cycle development platform, from initial financing and programming through construction delivery and post-occupancy commissioning.

Development cost and financing terms were not disclosed in connection with the project.
