Anchor Health Properties has completed a 17,940-square-foot renovation of the Bayhealth Heart & Vascular Institute located on the Kent Campus at 560 S. Governors Avenue in Dover, Delaware, the firm announced. The fully outpatient facility opened to patients on March 24, 2026, marking the latest collaboration between Anchor and Bayhealth, the largest health system in central and southern Delaware.

Project Scope and Facility Details

Anchor Health Properties served as developer in a fee-for-service capacity and as owner's representative for Bayhealth throughout the design and construction process. The renovation revitalizes a former building that was vacated following the opening of Bayhealth at Blue Hen — a separate facility also redeveloped by Anchor — and repositions the space to support the growth and consolidation of Bayhealth's cardiovascular services on its Kent Campus.

The completed facility features exam rooms, a cardiac diagnostic center with two nuclear medicine cameras, three echocardiogram rooms, three vascular rooms, and two stress labs. By bringing these services together under a single institute, the project is designed to simplify patient navigation, reduce confusion, and establish a consistent identity across Bayhealth's cardiovascular practices.

The project team included Becker Morgan Group, which provided architecture and civil engineering services, and Wohlsen Construction, which served as general contractor.

The Bayhealth Heart & Vascular Institute project involves the repurposing of underutilized on-campus space to support Bayhealth's cardiovascular services. The renovation of the building on the Kent Campus follows Anchor's prior redevelopment work at Bayhealth at Blue Hen, reflecting an ongoing relationship between the two organizations.

No financial terms for the Dover project were disclosed. The engagement was structured as a fee-for-service development and owner's representative arrangement, not an ownership acquisition by Anchor.
