Arcapita Group Holdings Limited ("Arcapita"), the global alternative investment firm, announced plans to invest an additional $1.5 billion in industrial and logistics real estate across the Gulf Cooperation Council (GCC) region over the next 24 months. The planned investment builds on the firm's existing industrial real estate holdings of more than $2 billion in assets under management in the sector.

The announcement was made Nov. 2, 2026, during Gateway Gulf 2026 in the Kingdom of Bahrain. The firm said the program reinforces its confidence in the region's long-term economic growth and its commitment to Bahrain as a regional financial and investment hub.

Focus on Real Estate Development and Acquisition

The investment program will concentrate primarily on real estate development and real estate acquisition of high-quality industrial and logistics assets across key GCC markets. Arcapita said it will place particular emphasis on build-to-suit developments designed around the operational requirements of regional and international occupiers.

The strategy will be supported by Lintara Properties, Arcapita's industrial and logistics real estate development and asset management platform. Lintara will originate, develop and manage new assets under the program, according to the firm.

The planned capital equals roughly 75% of Arcapita's current sector assets under management, and spread evenly over two years implies an average deployment of about $750 million annually, though actual spending could be front- or back-loaded.

Executives Cite Supply Chain and Diversification Trends

Hisham Al Raee, Chief Executive Officer of Arcapita, said: "We remain confident in the long-term growth prospects of the GCC and see significant opportunities emerging as economies across the region continue to diversify and invest in new industries, infrastructure and supply chains. Our planned investment of an additional $1.5 billion over the next 24 months reflects that conviction and will build on the strong momentum we have established across our regional real estate business."

Isa Al Khalifa, Managing Director, Head of MENA Real Estate at Arcapita and Chief Executive Officer of Lintara Properties, said: "The industrial and logistics sector has demonstrated remarkable resilience over recent years, evolving to serve new industries and emerging demands, and establishing itself as a key pillar of economic growth across the GCC. The growing emphasis on supply chain resilience, regional self-sufficiency and operational redundancy is further accelerating demand for modern industrial and logistics infrastructure, as businesses look to strengthen their supply chains and ensure continuity of operations. At the same time, the supply of modern, institutional-quality facilities remains limited in several GCC markets, creating significant opportunities to address this gap through high-quality, purpose-built developments that meet the evolving operational requirements of leading regional and international businesses."

Recent Warehouse Real Estate Projects

The announcement follows a period of activity across Arcapita's MENA real estate platform. During 2026, the firm:

  • Commenced construction of the 1.4 million-square-meter ASMO logistics hub at King Salman Energy Park ("SPARK") in Saudi Arabia.
  • Completed a 30,000-square-meter purpose-built logistics facility for DSV in Jebel Ali Free Zone ("Jafza") in Dubai.
  • Broke ground on a further 20,000-square-meter Grade A logistics center for DP World in Jafza.

Together, the disclosed projects total about 1.45 million square meters. The ASMO project is substantially larger than the Jafza developments and operates at the scale of a regional logistics hub rather than a conventional warehouse asset.

Lintara Properties Platform

Launched in October 2025, Lintara Properties oversees more than $2 billion of assets and manages approximately 6.6 million square feet across 32 properties in the United Arab Emirates, Saudi Arabia and Bahrain. The platform combines Arcapita's investment, structuring and asset management expertise with specialized development capabilities, offering end-to-end real estate solutions for regional and international occupiers.

Market Context

Warehouse real estate demand in the GCC has been supported by several overlapping factors. Companies in Saudi Arabia and the UAE have increased warehousing demand, in part because of stockpiling linked to supply-chain disruptions, and consultants describe warehouse demand in both markets as strong. Economic diversification efforts in Saudi Arabia and the UAE across industrial production, energy, trade infrastructure and non-oil activity also require modern distribution, storage and light-industrial space.

Build-to-suit projects can reduce speculative leasing risk because facilities are developed against a defined tenant requirement, often with longer-term occupancy commitments. The DSV and DP World projects focus on an established logistics node in Jafza, while SPARK provides exposure to Saudi Arabia's industrial and energy ecosystem.

Execution Factors to Watch

Indicators relevant to the program's execution include pre-leasing levels for new developments, occupancy and renewal rates across the existing 6.6 million-square-foot platform, rent growth in Jafza and major Saudi logistics zones, construction and financing costs, exit capitalization rates and tenant concentration in large build-to-suit projects. The disclosed ASMO project's 1.4 million-square-meter scale also highlights the distinction between gross development area, leasable area and committed investment value.

Arcapita's planned investment positions the firm to scale its GCC industrial real estate platform across Saudi Arabia, the UAE and Bahrain as it seeks to convert its current pipeline into leased, income-producing assets.
