Global Student Accommodation (GSA), the specialist student housing investment manager, has appointed former Ivanhoé Cambridge executive Simon Lauzier as President, North America, the firm announced Nov. 2 from New York.

Lauzier will lead GSA's North American investment and asset management activity, with a focus on portfolio performance and on deepening the firm's long-term partnership with Morgan Stanley Real Estate Investing (MSREI) and other strategic relationships. He will also join the Executive Leadership Team of The Dot Group, GSA's parent company, which also owns student housing brand and operator Yugo and Student.com.

Simon Lauzier's Institutional Investment Background

Lauzier joins from La Caisse, formerly CDPQ and Canada's second-largest institutional investor, where he was Head of Financial Services and oversaw the integration of its real estate subsidiaries. He brings more than 25 years of institutional real estate investment and capital markets experience from La Caisse, Ivanhoé Cambridge and GE Capital.

From 2017 to 2024, he held senior leadership roles at Ivanhoé Cambridge, then La Caisse's global real estate investment subsidiary. As Chief Financial and Business Performance Officer, he led the transformation of the finance and business analytics functions and chaired the Investment Committee, which oversaw more than C$50 billion in acquisitions, dispositions and strategic partnerships. He also played a leading role in repositioning the portfolio toward logistics, multi-residential and alternative assets, and drove the expansion and optimization of C$20 billion in financing programs.

Earlier, Lauzier spent 17 years at GE Capital in New York, Toronto, Paris, London and Milan. He led the European leg of GE Capital's C$30 billion global real estate divestiture, executed more than C$10 billion of North American debt and equity transactions and built GE's initial C$2 billion Canadian real estate equity platform. He is a CFA charterholder and a graduate of HEC Montréal.

Statements From GSA Leadership

Nick Porter, CEO of The Dot Group and founder of GSA, said student housing has moved over three decades from the margins of real estate to the core of institutional portfolios, and that North America is one of the largest opportunities ahead of the firm.

"Simon has spent his career on the same side of the table as our investors, deploying capital and building platforms for some of the world's largest institutions," Porter said. "He understands the duty they carry to their own stakeholders, and the standards of discipline and performance that come with it."

Porter said Lauzier is positioned to build on the existing strength of the GSA North American team, nurture key relationships and stay focused on maximizing portfolio performance.

Lauzier said student housing offers needs-based demand, resilient income and room to grow. "My focus will be disciplined growth, strong performance across our portfolios and deepening the partnerships behind them," he said. He added that he looks forward to working with GSA's Investor Solutions team to bring more institutional capital into the sector.

Appointment Follows Expansion of the GSA-MSREI Platform

The appointment comes as GSA and MSREI scale their U.S. student housing platform. The partnership's 2026 acquisition of eight assets valued at more than $1 billion expanded the portfolio to nearly 24,000 beds across 50 properties in 36 cities and 23 states. The portfolio entered Virginia, Georgia and Pennsylvania while expanding in Texas, Florida, Oregon and North Carolina. The assets were acquired from a joint venture involving Abu Dhabi Investment Authority and Landmark Properties.

GSA said Lauzier's appointment builds on a period of growth for the firm in North America, including off-market deals and partnerships with institutional investors.

Student Housing Market Conditions

Student housing occupancy across Yardi's 200-university sample reached a preliminary 94.5% in September for the 2026-27 academic year, equal to September 2025 and the historical average since 2019.

More than 31,000 dedicated off-campus beds were delivered in 2026, a 20% increase from 2025. The additional supply is expected to keep occupancy below 2025 levels in some university markets. Average advertised rent was $928 per bedroom in September, down from $931 in July, though 1.6% higher year over year.

Walker & Dunlop's 2026 outlook cited strong preleasing, resilient enrollment growth and a slowdown in new construction as conditions supporting a new investment cycle.

Outlook

Lauzier's remit spans investment, asset management and portfolio performance across a platform that has grown in size and geographic reach. His stated priorities of disciplined growth, transparency, portfolio performance and deeper capital partnerships come as occupancy remains high while new deliveries increase and rent growth moderates.
