Ares Management Closes Japan Logistics Fund JDP V at ¥612 Billion Hard Cap, CPP Investments Commits ¥150 Billion
Ares Management has closed Japan Logistics Development Partners V LP (JDP V) at its hard cap of ¥612 billion (approximately US$4 billion), the firm announced Aug. 31. The final close represents Ares Real Estate's largest closed-end institutional fundraise to date and is nearly 50% larger than the 2021-vintage predecessor fund, JDP IV, which raised ¥412 billion.
Canada Pension Plan Investment Board (CPP Investments) is a cornerstone investor in JDP V, committing ¥150 billion (approximately US$968 million), or roughly 24% to 25% of total equity. CPP Investments is a founding investor in the JDP fund series and has participated in every vintage since its inception in 2011, stepping up its commitment from the ¥110 billion it deployed into JDP IV.
Fund Scale and Deployment
JDP V attracted commitments from pension funds, sovereign wealth funds, insurance companies, financial institutions and other institutional investors across North America, Asia-Pacific, Europe and the Middle East. The vehicle carries total investment capacity of approximately ¥1.7 trillion (roughly US$11 billion), reflecting leverage and co-investment alongside the LP equity base.
Ares reports that JDP V has already committed to projects representing approximately ¥450 billion in total investment, alongside what the firm describes as a robust proprietary pipeline. Consistent with its predecessor funds, JDP V will primarily invest in the development of institutional-quality modern logistics facilities across Japan's key metropolitan markets, including Greater Tokyo, Greater Osaka and Nagoya.
The fundraise follows Ares' acquisition of GCP International in March 2025, which added approximately US$44 billion of assets under management and brought a significant Japan logistics platform into the Ares organization. Ares has since consolidated its logistics operations under the Marq Logistics brand, which manages approximately 120 million square feet in Japan and over 655 million square feet globally as of June 30, 2026. All JDP V investments will be developed and operated by Marq Logistics, providing vertically integrated capabilities across development, leasing and asset management.

CPP Investments, headquartered in Toronto, manages the Canada Pension Plan Fund on behalf of more than 22 million contributors and beneficiaries. The fund totaled C$863.6 billion as of June 30, 2026, with investments spanning public equities, private equities, real estate, infrastructure and fixed income across global markets.

The ¥612 billion close exceeds the ¥412 billion raised by JDP IV in 2021 and underscores continued institutional appetite for Japan logistics exposure at a moment when new speculative supply has begun to moderate, a dynamic that can improve the risk-return profile for development programs entering the market.
