Bain Capital Sells Repositioned Rome Office Building Severo 246 in EUR District

Bain Capital announced April 20, 2026, the sale of Severo 246, a repositioned office building located on Via Cristoforo Colombo in Rome's Greater EUR district, completing a multi-year value-add repositioning strategy. Financial terms of the transaction were not disclosed.
Office Repositioning in Rome's EUR District
Severo 246 comprises approximately 12,000 square meters of office space situated along a major arterial route equidistant from Rome's city center and the EUR office district. The EUR submarket is a well-established business area in the Italian capital, home to a range of corporate occupiers and benefiting from strong transport connectivity.
Bain Capital acquired the asset as a legacy single-tenant office building and subsequently undertook a comprehensive refurbishment program following the departure of the incumbent tenant. The scope of work included the redevelopment of internal layouts, upgrades to common areas, and the introduction of modern amenities designed to align the building with current occupier demand. The building was fully pre-leased ahead of completion and delivered to a new occupier in 2025.
Investment Strategy
The transaction reflects Bain Capital's Europe Real Estate strategy, which targets repositioning and developing high-quality assets across office, living, logistics, and hospitality sectors in supply-constrained markets. The firm describes its approach as focused on situations requiring operational expertise and capital investment to unlock value.

Advisors and Transaction Structure
JLL and Cushman & Wakefield served as sell-side advisors to Savills Investment Management and Bain Capital on the transaction. Gatti Pavessi Bianchi Ludovici provided legal counsel. The identity of the buyer was not disclosed.
