Bank of America Signs 2.4M SF Triple-Net Lease to Expand Office Campus at One Bryant Park
Bank of America has signed a 20-year triple-net lease for the entire office component — plus a portion of the retail space — at One Bryant Park, located at 1111 Avenue of the Americas in Midtown Manhattan, according to reporting cited by ABS Partners Real Estate. The deal expands the North Carolina-based financial institution's presence at the 51-story tower from approximately 1.8 million square feet to roughly 2.4 million square feet.
Deal Structure and Lease Terms
The agreement is structured as a triple-net lease, meaning Bank of America will assume responsibility for property taxes, insurance, and maintenance costs associated with the space. The lease term spans 20 years. No financial terms, including asking rent or total lease value, were disclosed.
Bank of America already anchors the tower and holds an ownership stake in the property through a joint venture with the Durst Organization. Following the new agreement, the bank reportedly plans to sublease a portion of the office space to other existing tenants while retaining occupancy of the broader campus footprint.
Campus Strategy Along Avenue of the Americas
News of the agreement is part of the lender's ongoing effort to build a campus presence centered on One Bryant Park. The bank previously secured a 315,000-square-foot lease at Two Bryant Park, located at 1100 Avenue of the Americas, in 2017, and a 127,000-square-foot lease at the Grace Building, 1114 Avenue of the Americas, in 2018.
