ROCKFORD, Ill. — Bank OZK has provided $96.7 million in financing for a three-property industrial portfolio in Rockford, Illinois, Institutional Property Advisors (IPA) Capital Markets announced Dec. 22, 2025.

The financing, arranged by Marcus & Millichap’s IPA Capital Markets division, supports a portfolio totaling more than 650,000 square feet. The assets include two stabilized, build-to-suit industrial buildings totaling 503,395 square feet and a third facility of approximately 155,000 square feet under construction. The properties serve a global pharmaceutical services provider.

Financing Structure

IPA Capital Markets’ Frank Montalto, managing director, and Ethan Splan, associate director, secured the three-year, non-recourse loan from Bank OZK on behalf of developer and general contractor Craig Erdmier. The financing consolidates the stabilized assets and cross-collateralizes them to fund the new construction phase.

“This transaction presented a rare opportunity to finance a sponsor-developed industrial portfolio backed by a strong credit tenant with zero leasing risk,” Montalto said in the announcement. “We’re pleased to deliver a solution that supports our client’s growth strategy and underscores the strength of the industrial sector.”
