BGO and PRODAC Industrial Real Estate Win Building Permit for 46,700 M² STEEL Logistics Park in Hattingen
BGO, a global real estate investment manager, and Düsseldorf-based project developer PRODAC Industrial Real Estate GmbH have received a building permit for the STEEL Logistics Park, a ground-up industrial real estate development located at Ruhrdeich 10 in Hattingen, Germany. The firms announced the milestone on June 9, 2026, with completion of the warehouse real estate project planned for the second quarter of 2027.
Project Scope and Industrial Real Estate Configuration
The STEEL Logistics Park will be developed on an approximately 72,000 m² site and will deliver roughly 46,700 m² of total rentable area. The building's core is approximately 40,900 m² of warehouse space, supplemented by nearly 2,200 m² of office space and around 3,600 m² of mezzanine space. The warehouse space is equipped with WGK foil, making it suitable for the storage of hazardous goods in addition to conventional logistics and production uses.
The building complex is designed to be divided into up to four units of approximately 10,000 m² each, a configuration that provides leasing flexibility. Each of the four warehouse sections features a clear height of 12.20 m UKB. The facility will include a total of 40 loading docks, four ground-level gates, nearly 16 truck parking spaces, and approximately 141 car parking spaces.

Brownfield Redevelopment on Former Henrichshütte Steelworks Land
The Ruhrdeich 10 site was previously part of the former Henrichshütte steelworks in Hattingen and had been used for commercial and industrial purposes. AVR Umwelt GmbH was commissioned to demolish the existing buildings and their foundations before construction could advance. General contractor Goldbeck has been engaged to build the park, and project management and technical implementation are being handled by Weinheim-based Modevconsult GmbH.
Daniel Moritz, Managing Director of Modevconsult GmbH, said that "following the complex demolition of the existing buildings and their foundations, the next steps in the construction process will begin shortly," expressing confidence that "the logistics property will be completed on schedule."
PRODAC Industrial Real Estate is serving as the central point of contact for leasing the completed facility.
Location and Transport Connectivity in the Ruhr Region
Hattingen sits within the Ruhr area, one of Germany's most economically significant regions. The STEEL Logistics Park benefits from direct access to the four-lane L651 state road and proximity to the A448, A40, and A43 motorways, providing connections to the urban centers of Essen, Bochum, Duisburg, Dortmund, and Düsseldorf. The site is also near the Duisburg inland port, known as Logport, which the announcement describes as the largest inland port in Europe, as well as the international airports serving Düsseldorf and Cologne/Bonn.
Martin Serres, Economic Development Officer for the City of Hattingen, said the modular design of the new logistics property is "geared toward companies of various sizes and from various industries," targeting both newcomers to Hattingen and existing local companies, and that the project "contributes to the welcome diversification of our economy."
Melanie Witte-Lonsing, mayor of the city of Hattingen, said the investments "demonstrate sustained confidence in Hattingen as a business location" and expressed hope for "positive tax effects in addition to opportunities for the labor market."
ESG Positioning and DGNB Platinum Target
The STEEL Logistics Park is targeting Platinum certification from the German Sustainable Building Council, known as DGNB. The project's sustainability features include heating systems using renewable energy, a photovoltaic system, smart building technology, and electric vehicle charging infrastructure. Rainwater will be collected in tanks and reused for sanitary facilities. The landscaping plan incorporates insect and small animal-friendly design, along with social and well-being areas.
No transaction price, loan amount, cap rate, or leasing terms were disclosed in connection with the announcement.
