BGO, PRODAC Secure Building Permit for 46,700-SM STEEL Logistics Park on Former Ruhr Steelworks Site

BGO, a global real estate investment manager, and Düsseldorf-based developer PRODAC Industrial Real Estate GmbH have received a building permit for the "STEEL Logistics Park" in Hattingen, Germany, the firms announced June 9, 2026. The industrial real estate development will deliver approximately 46,700 square meters of rentable space on a roughly 72,000-square-meter site at Ruhrdeich 10, with completion targeted for the second quarter of 2027.

The project represents a brownfield redevelopment of land that was previously part of the Henrichshütte steelworks, a historic industrial site in the heart of the Ruhr region. General contractor Goldbeck has been commissioned to build the park, with project management and technical implementation handled by Weinheim-based Modevconsult GmbH. AVR Umwelt GmbH was contracted to demolish the existing structures and foundations ahead of construction.

Industrial Real Estate Project Details and Warehouse Specifications

The STEEL Logistics Park's approximately 46,700 square meters of total rentable area comprises roughly 40,900 square meters of warehouse space, nearly 2,200 square meters of office space, and around 3,600 square meters of mezzanine space. The warehouse real estate component is equipped with WGK foil, making it suitable for the storage of hazardous goods.

The building complex can be divided into up to four units of approximately 10,000 square meters each, offering flexibility for multi-tenant or single-user occupancy. Each of the four warehouse sections features a clear height of 12.20 meters, and the facility includes a total of 40 loading docks, four ground-level gates, approximately 16 truck parking spaces, and around 141 car parking spaces.

The project's flexible unit configuration is designed to serve companies of varying sizes and from multiple industries, according to Martin Serres, Economic Development Officer for the City of Hattingen.

"With the construction of a new, marketable logistics property that, thanks to its modularity, is geared toward companies of various sizes and from various industries, the investors are targeting newcomers to Hattingen and existing local companies," Serres said. "This also contributes to the welcome diversification of our economy."

Ruhr Region Location and Transport Connectivity

The Hattingen site benefits from proximity to several major transport arteries. The four-lane L651 state road and the A448, A40, and A43 motorways are described as a few minutes' drive from the site, providing access to the urban centers of Essen, Bochum, Duisburg, Dortmund, and Düsseldorf. The project also sits within reach of the Duisburg inland port — identified as the largest inland port in Europe — as well as the international airports of Düsseldorf and Cologne/Bonn.

Hattingen Mayor Melanie Witte-Lonsing welcomed the development. "The investments demonstrate sustained confidence in Hattingen as a business location," she said. "I welcome this commitment, as it will hopefully offer us positive tax effects in addition to opportunities for the labor market."

ESG Strategy and DGNB Platinum Certification Target

The STEEL Logistics Park is targeting Platinum certification from the German Sustainable Building Council (DGNB), the highest level under that framework. Planned sustainability features include heating systems using renewable energy, a photovoltaic system, smart building technology, and electric vehicle charging infrastructure. Rainwater will be collected in tanks and used for sanitary facilities. The project also incorporates insect and small animal-friendly landscaping alongside social and well-being areas.

BGO's European Logistics Strategy and Real Estate Activity

BGO reported approximately $89 billion in assets under management globally as of March 31, 2026, representing more than 750 institutional clients. The firm's European platform manages more than $10.5 billion in assets under management across debt and equity strategies, with a range spanning core to value-add to development. Since 2014, BGO has acquired, is building, or is currently developing more than 200 logistics properties in Europe with a total area of over 6.1 million square meters. BGO is part of SLC Management, which manages institutional, alternative, and traditional assets on behalf of Sun Life.

PRODAC Industrial Real Estate GmbH is an owner-managed company focused on the acquisition, development, construction, and marketing of logistics and industrial real estate. The firm is serving as the central point of contact for leasing at the STEEL Logistics Park.

Daniel Moritz, Managing Director of Modevconsult GmbH, noted that demolition of the existing buildings and their foundations is underway. "Following the complex demolition of the existing buildings and their foundations, the next steps in the construction process will begin shortly," Moritz said. "We are confident that the logistics property will be completed on schedule."
