Big V Property Group Secures $11 Million Construction Loan to Expand Rosamond Retail District in Anna, Texas

CHARLOTTE, N.C. and DALLAS — Big V Property Group has closed an $11 million acquisition and construction loan to fund the purchase of a 7.39-acre parcel adjacent to Rosamond Town Center in Anna, Texas, the company announced Sept. 9, 2026. The financing also provides capital to construct a stormwater detention pond and develop two additional outparcels within the broader Rosamond retail district, which is being built in partnership with The Seitz Group and Principal Asset Management.

Deal Structure and Use of Proceeds

The $11 million loan was sourced from a regional bank. Bryan Kallenberg, Vice President of Capital Markets for Big V Property Group, led the firm's capital markets team in securing the financing.

"Anna is one of the fastest growing submarkets in North Texas, and tenant interest here has reflected that from day one," Kallenberg said. "This lender partnership is a strong endorsement of the asset and of the strategy behind it."

Beyond the land acquisition, a portion of the loan will fund construction of a detention pond designed to manage stormwater runoff. The two additional outparcels to be developed are located adjacent to what the company describes as an in-demand national retailer already committed to the project.

Rosamond Town Center: Anchors, Scale, and Status

Rosamond Town Center is a 355,826-square-foot open-air retail center situated at the southeast corner of Rosamond Parkway and U.S. Highway 75 in Anna. The project broke ground in June 2026 and is being developed jointly by Big V Property Group, The Seitz Group, and Principal Asset Management. Signed anchors include Academy Sports + Outdoors, Aldi, Burlington, EOS Fitness, Hobby Lobby, HomeGoods, PetSmart, and T.J. Maxx, alongside multiple outparcels and specialty store space.

Kenton McKeehan, President and Chief Investment Officer of Big V Property Group, said demand for the Anna properties has driven the decision to expand the site's footprint.

"Adding this parcel will allow us to build a detention pond to protect the development and surrounding areas, and to build on two additional parcels next to an in-demand national retailer, creating even more of a destination for Anna and its surrounding towns to shop, dine and play," McKeehan said.

Rosamond Crossing and the Broader 750,000-Square-Foot Complex

Rosamond Town Center is one of two centers being developed by the same partnership at the Rosamond Parkway and Highway 75 interchange. The companion project, Rosamond Crossing, encompasses 175,300 square feet anchored by a Kroger currently under construction. Additional tenants at Rosamond Crossing include Bank of America and McDonald's, also under construction. Together, the two centers form a master-planned retail complex of approximately 750,000 square feet in Collin County.

The Anna projects represent Big V Property Group's first ground-up developments. The company's existing Texas portfolio includes RIM and Alamo Ranch in San Antonio, Glade Parks in Euless, Deerbrook Marketplace in Humble, Fairfield Town Center in Cypress, and Southpark Meadows in Austin.

Anna and Collin County Market Context

Anna was recently ranked the fifth fastest-growing U.S. city among municipalities with populations of 20,000 or more, according to the U.S. Census Bureau. Three neighboring cities — Celina, Princeton, and Melissa — ranked first, third, and fourth, respectively. The centers sit in Collin County, which recorded population growth of 12 percent from 2020 to 2023, reaching nearly 1.2 million residents. The county's population is projected to double by 2060. The median household income in the county stands at $117,000.

The Seitz Group, based in the Dallas-Fort Worth area, has developed 51 retail shopping centers totaling 8.8 million square feet over its 33-year history. Big V Property Group, a family-owned company with more than 80 years of experience, owns and manages 23 shopping centers across 14 states, comprising approximately 9.5 million square feet.
