BMW North America Signs Long-Term Lease at Greystar's Mid85 Logistics Park Near Spartanburg

WELLFORD, S.C. — Greystar has signed a long-term lease with BMW North America at Mid85 Logistics Park, a 2 million-square-foot Class A industrial development in Wellford, South Carolina, the Charleston-based real estate firm announced Sept. 3, 2026.

BMW North America will occupy a 917,694-square-foot cross-dock logistics facility at 510 Logistics Drive, situated less than 10 miles from BMW's Spartanburg manufacturing plant. Connor Faught, John Montgomery, and Dillon Swayngim of Colliers represented BMW in the transaction.

A Blue-Chip Tenant for Greystar's Largest Upstate Development

Mid85 is one of Greystar's largest logistics developments in the United States, comprising four Class A industrial buildings along the I-85 corridor in Spartanburg County. The park sits approximately 1.5 miles from I-85, 4.2 miles from I-26, and 9 miles from Inland Port Greer — a geographic position that aligns closely with BMW's existing logistics network in the Upstate region.

The BMW-occupied building features a cross-dock layout with 40-foot clear heights and 88 dock doors. The broader park includes Building 1, a 277,648-square-foot rear-load facility with 32-foot clear heights and 58 dock doors, along with two additional buildings totaling several hundred thousand square feet of available Class A space.

BMW's Expanding Logistics Footprint in the Upstate

The Mid85 lease adds to BMW's substantial logistics infrastructure in the Greenville-Spartanburg market. The automaker already operates an approximately 1 million-square-foot logistics center on Freeman Farm Road near Greer — a $100 million investment that opened in 2022 and consolidates shipping and receiving, foreign trade zone operations, and cross-dock functions.

BMW's supply chain is tightly integrated with Inland Port Greer, located roughly 2 miles from its Spartanburg plant. The automaker moves approximately 60 inbound containers per day through the port and exports around 200 containers per day, with 90 to 95 percent of imports transported by rail between Charleston and Greer. The proximity of Mid85 to Inland Port Greer — approximately 9 miles — positions the new facility as a natural extension of that logistics network.

John Montgomery of Colliers noted the significance of the commitment. Greystar's Growing U.S. Logistics Platform

The transaction marks a milestone for Greystar's logistics division, which has assembled a portfolio of roughly 12 million square feet across approximately 50 buildings in 34 markets. Mid85 was developed on a speculative basis, with Phase I delivering Buildings 1 and 2 by late 2024. The BMW lease fills the park's largest block of space and reflects Greystar's strategy of developing institutional-quality properties capable of attracting large-scale occupiers.

The Greenville-Spartanburg industrial corridor has remained structurally undersupplied relative to demand, with big-box logistics vacancy tightening nationally. Mid85's location along the I-85 corridor — a major artery connecting the Southeast's manufacturing and distribution network — has been central to the development's leasing pitch.

Greystar, headquartered in Charleston, South Carolina, manages and operates approximately $350 billion of real estate across roughly 260 markets globally. While the firm is best known as the largest operator of apartments in the United States, its logistics platform has expanded significantly in recent years.
