Greystar and Ten Brinke Break Ground on 428-Unit Rental Development in Berlin-Marzahn

Greystar and Ten Brinke broke ground on a 428-unit multifamily development in Berlin-Marzahn on Sept. 2, 2026, marking the start of construction on one of the German capital's larger privately financed rental housing projects. Located at Jan-Petersen-Straße 14 on the former Carrée Marzahn site, the development — known as JP14 — is scheduled for completion by the end of 2028.
Project Overview: Two Buildings, Mixed-Use Program
JP14 will comprise two buildings: an 11-storey tower and a 6-storey residential structure. Together they will deliver 428 rental apartments in a mix of studios and one-, two-, and three-bedroom configurations, with private outdoor space. The project also includes approximately 8,000 square meters of ground-floor retail space oriented toward everyday-needs tenants, resident amenities, and roughly 111 parking spaces.
The Mix Markt supermarket and Goldfischchen daycare center, both currently operating on the site, will remain open throughout the construction period. Demolition of existing Carrée Marzahn structures is already underway, with construction of the new buildings to follow.
The buildings will be constructed to current energy-efficiency standards and will feature air-source heat pumps as the primary heating system.
Partners and Strategy
The project brings together two firms with complementary roles. Greystar, which manages more than 1.1 million rental homes and student beds globally and more than 70,000 units across eight European markets, is acting as investor, developer, and long-term manager of the rental housing. Ten Brinke, a family-owned European real estate development and construction company with more than 50 years of experience delivering projects in Germany, is serving as project developer and construction partner.

JP14 fits within Greystar's develop-to-core strategy in Germany, under which the firm builds and retains residential assets for long-term cash flow rather than selling upon completion. The firm has pursued a multi-site pipeline in Berlin alongside local development partners.
Location and Connectivity
The Marzahn-Mitte site benefits from public transport access, retail, schools, and childcare facilities in the surrounding area. The Bürgerpark Marzahn tram stop is a few minutes away on foot, while Raoul-Wallenberg-Straße S-Bahn station is reachable in under 20 minutes and Alexanderplatz in approximately 40 minutes. Several business and technology parks are nearby, including Mediaspree — one of Berlin's largest office hubs and home to tenants including Amazon, Zalando, and Coca-Cola.
Market Context
JP14 arrives against a backdrop of acute housing undersupply in Berlin. The market-active vacancy rate in multi-storey residential stock in the city stood at just 0.3% in 2024, a figure that has declined by 0.4 percentage points since 2018, reflecting persistent demand that has outpaced new supply.
The 428-unit count at JP14 represents a refinement from earlier planning figures that had cited 444 apartments for the site, reflecting adjustments made during the design and permitting process ahead of the groundbreaking.
