Parts Town Unlimited Signs 538,450-SF Lease at Trammell Crow Company's Jackson 85 North in Pendergrass, Georgia
Parts Town Unlimited has signed a full-building lease for 538,450 square feet at Jackson 85 North Business Park in Pendergrass, Georgia, marking the OEM parts distributor's entry into the Southeast and its largest global fulfillment center to date. The deal was announced August 26, 2026, by developer Trammell Crow Company and joint venture partner CBRE Investment Management, which holds the asset on behalf of a fund it manages.
Parts Town Unlimited, a distributor of genuine original equipment manufacturer parts for commercial foodservice, residential appliances, and HVAC equipment, will occupy the entirety of Building 1 at the Class A industrial park located at 779 Parker Industrial Road. The company expects to take occupancy by the end of 2026 and initially create more than 140 jobs in the local community.
A New Southeast Hub for Parts Town Unlimited's Global Fulfillment Network
The Pendergrass facility will become Parts Town Unlimited's fourth global fulfillment center, joining existing locations in Chicago, Phoenix, and Munich, Germany. At 538,450 square feet, it will be the company's largest such facility. Once operational, the center is expected to enable Parts Town Unlimited to reach 93 percent of the U.S. within two days. The company also plans to offer will-call and same-day delivery, giving local customers access to parts in as little as two hours.

Technology and Sustainability at the Core of the Facility
The facility is designed around a modular layout with robotic conveyance intended to adapt as inventory and customer needs evolve. Planned technology includes AI-powered Locus Robotics solutions with user interfaces supporting more than 70 languages and built for around-the-clock operation. Automation is also planned across packing stations, shipping sortation, and receiving functions.
The Pendergrass center will be Parts Town Unlimited's first LEED-certified global fulfillment center, a designation that recognizes energy efficiency, resource conservation, and healthier indoor environments. The building's roofing system is engineered to accommodate future solar panels, and the facility includes an ESFR fire protection system and ample electrical service.
Jackson 85 North: Park Specs and Remaining Availability
Jackson 85 North Business Park's Phase I comprises two Class A speculative cross-dock warehouse buildings totaling 1,556,350 square feet on 215 acres. With Parts Town Unlimited taking all of Building 1, Building 2 — measuring 1,017,900 square feet at 646 Parker Industrial Road — remains available. Both buildings feature 40-foot clear heights, 185-foot concrete truck courts, more than 290 dock door positions across the phase, four drive-in ramps per building, abundant trailer and auto parking, and 3,900-square-foot fully air-conditioned interior office areas.
Trammell Crow Company and CBRE Investment Management acquired 287 acres in Pendergrass for the Jackson 85 North development, which is planned at up to approximately 2.25 million square feet across two phases. Phase I was delivered in 2024. Phase II is planned to include two additional speculative warehouses of approximately 210,080 square feet and 524,160 square feet, as well as potential build-to-suit space of up to 750,000 square feet.

The Parts Town Unlimited transaction reflects continued demand for large-format, bulk-distribution space along Atlanta's I-85 North industrial corridor, one of the metro area's primary industrial submarkets. The lease is among the larger full-building commitments in the submarket and underscores the corridor's appeal for logistics operators seeking proximity to major transportation infrastructure and a broad Southeast customer base.
