The agreement, announced Aug. 26, 2026, will nearly double CSafe Global Coöperatief U.A.'s logistics footprint in the Schiphol corridor as the company expands its cold-chain operations near one of Europe's busiest air cargo hubs.
Tenant Expansion Drives Relocation Within SEGRO Portfolio
CSafe Global Coöperatief U.A. has been a SEGRO tenant since 2019, occupying space at Tufsteen within SEGRO Park Amsterdam Airport. The new lease at Dreamstreet 21 represents an upgrade in both size and specification: the 9,723-square-metre premises — approximately 104,675 square feet — is nearly twice the area of the company's current Tufsteen location. Following the relocation, CSafe Global Coöperatief U.A. will vacate its existing premises at Tufsteen. The move is expected to be completed during the second half of 2026.
CSafe has supported the safe transport of temperature-sensitive products for patients worldwide since 1979, with a focus on innovation, quality and cold-chain reliability. The company's decision to expand within the same airport-oriented submarket rather than relocate elsewhere reflects the operational importance of proximity to Schiphol Airport for its time-critical logistics services.

Dreamstreet 21 is part of SEGRO Logistic Centre Schiphol, a gas-free logistics centre situated directly adjacent to Schiphol Airport with connections to the A4, A5 and A9 motorways. The building carries a BREEAM-NL Excellent certification and is equipped with fully electric installations, solar panels and LED lighting — features that contribute to lower operational costs and reduced CO₂ emissions in day-to-day operations.
The facility's technical specifications include a free height of approximately 12.2 metres, a warehouse floor load of 50 kN/m², and an energy label of A+++. Schiphol Trade Park has received a BREEAM-NL Outstanding Area Development certification from the Dutch Green Building Council, with a score of 87.67%, a designation that positions it among the most sustainability-accredited logistics business parks globally.

The lease reinforces SEGRO's positioning in the Schiphol corridor as a destination for pharmaceutical and life-science logistics occupiers. Alongside CSafe Global Coöperatief U.A., Envirotainer — a provider of cold-chain containers for the pharmaceutical sector — leased approximately 7,100 square metres of warehouse space plus 630 square metres of office at Tufsteen 3, SEGRO Park Amsterdam Airport, under a multi-year lease commencing in 2025. The clustering of temperature-controlled logistics tenants around Schiphol reflects a focus by SEGRO on high-value, GDP-driven demand from the pharma and life-science sectors.
Beyond the Schiphol area, SEGRO operates logistics centres in the Netherlands at Eindhoven, Tilburg, Roosendaal, Breda, Venray, Heerlen and Oosterhout.
