Brennan Investment Group Acquires 55,000 SF Industrial Building in Bolingbrook via Sale-Leaseback, Expanding Chicago Portfolio to 10.5 Million SF

BOLINGBROOK, IL — May 27, 2026 — Brennan Investment Group has acquired a 55,000-square-foot Class A industrial building located in Bolingbrook, Illinois, the Chicago-based private real estate investment firm announced. The real estate acquisition was structured as a sale-leaseback with Impact Networking, LLC, a business process automation company that will remain in the building under a long-term lease.
The transaction expands Brennan Investment Group's Chicago industrial portfolio to 10.5 million square feet and adds to the firm's presence in the I-55 industrial corridor, one of the Chicago metropolitan area's most active industrial submarkets.
Industrial Building Located in the I-55 Corridor
The industrial building is situated on approximately 9 acres within the I-55 industrial corridor in Bolingbrook, offering access to I-55 and I-355 and connectivity to regional and national transportation routes. The property features Class A industrial specifications, including 25-foot clear heights, six dock-high doors, two drive-in doors, and heavy power. The site also includes excess land that can be used for auto or trailer parking.
The building is fully leased to Impact Networking, LLC on a long-term basis following the sale-leaseback transaction. Financial terms of the deal, including sale price, cap rate, and lease terms, were not disclosed.

Sale-Leaseback Structure
The Bolingbrook transaction follows a sale-leaseback structure, an arrangement in which a property owner sells its real estate to an investor and simultaneously enters into a lease to continue occupying the space.
Brennan Investment Group's national portfolio spans approximately 58 million square feet across 30 states, with $6.5 billion in industrial real estate acquired or developed since its founding in 2010.
