Travel + Leisure Co. Acquires The Cedars Ranch in Wimberley, Texas, for First Eddie Bauer Adventure Club Outpost
Travel + Leisure Co. (NYSE: TNL) announced Oct. 23 that it has purchased The Cedars Ranch, a 20-acre resort in Wimberley, Texas, and will rebrand the property as Eddie Bauer Adventure Club – Texas Hill Country. The Orlando, Florida-based company described the property as the first "Outpost" in the Eddie Bauer Adventure Club portfolio.
The property sits among mature live oaks in the Texas Hill Country, less than an hour outside Austin. Reservations for vacation club owners and guests are expected to open in early 2027, with stays beginning in summer 2027.
Property Details
The Cedars Ranch is a hospitality resort in Wimberley, a rural community in the Texas Hill Country. The 20-acre site includes 21 accommodations, consisting of geodomes, yurts and cabins. That mix places the asset in the outdoor-lodging segment rather than the conventional hotel category.
With 21 accommodations across 20 acres, the property averages roughly one accommodation per acre, a measure of land density rather than building or room density.
Eddie Bauer Adventure Club Outpost Concept
Travel + Leisure Co. said the Wimberley resort will be the first Outpost within the Eddie Bauer Adventure Club portfolio. The acquisition extends the Eddie Bauer Adventure Club brand into a physical outdoor-accommodation format in Texas Hill Country.
The location offers proximity to Austin while maintaining a nature-focused setting. The opening timeline, with reservations beginning in early 2027 and stays in summer 2027, leaves a period between the acquisition and guest arrivals for rebranding and integration of the property into the company's vacation-club and reservation systems.
Travel + Leisure Co. Financial Context
Travel + Leisure Co. reported $4.02 billion of full-year 2025 revenue, $2.49 billion of gross vacation-ownership interest sales, $230 million of net income and $272 million of fourth-quarter adjusted EBITDA. Gross vacation-ownership interest sales rose 8% year over year in 2025, supported by a 6% increase in volume per guest and 3% tour growth.
Vacation-ownership revenue increased 8% year over year to $875 million in the fourth quarter of 2025. Earlier in 2025, vacation-ownership revenue grew 6% to $876 million in the third quarter and 6% to $853 million in the second quarter.
The company also recorded resort-optimization write-downs and impairments of $216 million for the full year 2025, which makes asset selection and operating performance relevant considerations as it adds new properties.
Market Implications
The Cedars Ranch acquisition adds a branded outdoor-lodging product to Travel + Leisure Co.'s portfolio beyond traditional vacation-ownership resorts. The Austin-area location gives the property access to a large metropolitan feeder market, while the Hill Country setting supports an experiential, nature-oriented positioning. The Outpost designation suggests the company may apply the format to additional locations within the Eddie Bauer Adventure Club portfolio.
