PITTSTON TOWNSHIP, Pa. — Colliers announced Oct. 22 that it represented SendCutSend in a new 170,500-square-foot industrial lease at 535-555 Research Drive in Pittston Township, Pennsylvania. The building, developed by Mericle, will expand the manufacturing technology company's national manufacturing and fulfillment network. The project totals $63.2 million and is expected to create 309 manufacturing jobs.

Chris Fairchild, an executive vice president at Colliers, and the firm's Golarz Williams Industrial Team represented SendCutSend in the transaction, according to the announcement. The team provided market expertise and strategic guidance throughout the site selection process.

SendCutSend Lease at 535-555 Research Drive

The facility sits in CenterPoint Commerce & Trade Park East in Pittston Township, Luzerne County. It is a single, newly constructed industrial building that Mericle built on speculation. The building measures roughly 550 feet by 310 feet on approximately 22.67 acres.

Specifications include 25 dock doors, one drive-in door, clear height of roughly 38 feet or more, seven-inch floors, and parking for up to 247 vehicles and 46 trailers. The transaction is a lease, and the deal format is a net lease.

The site is in a LERTA zone that provides a 100% abatement of real estate taxes on improvements for 10 years. Colliers said SendCutSend selected 535-555 Research Drive after identifying Mericle as a partner able to support the project through turnkey improvements, permitting coordination with Pittston Township and delivery of a modern warehouse facility with the 10-year tax abatement. Mericle Vice President Bill Jones coordinated the transaction for the developer.

Why SendCutSend Chose Northeast Pennsylvania

Colliers said SendCutSend evaluated markets across the country before choosing Northeast Pennsylvania. The company cited the region's access to skilled labor, proximity to major parcel service providers and ability to support its advanced manufacturing needs.

The property is less than one mile from Interstate 81 and Interstate 476 and within roughly 10 minutes of Wilkes-Barre/Scranton International Airport.

"Northeast Pennsylvania continues to attract manufacturers looking for strategic locations with access to talent, infrastructure and major transportation networks," said Michael Golarz of the Golarz-Williams Industrial team at Colliers. "Chris Fairchild and our team were able to help SendCutSend identify a facility that aligned with its operational requirements and positioned the company for long-term success in the region."

The company's founder and CEO said in the announcement: "A Northeast facility means more customers get their parts in a day, or faster. Colliers and the State of Pennsylvania made it easy to move fast, and machines are already landing."

About SendCutSend and the $63.2 Million Project

SendCutSend is a Reno-based manufacturing technology company that provides on-demand CNC machining, laser cutting, waterjet cutting and other fabrication services to businesses, engineers and makers across the country. The Pittston location will serve as a key addition to the company's U.S. footprint as it continues investing in domestic manufacturing capabilities.

The $63.2 million project is expected to create 309 manufacturing jobs and received support through Pennsylvania grant funding. SendCutSend has also announced plans to invest more than $1 billion in new U.S. manufacturing jobs and domestically produced materials over the next five years.

The investment equates to roughly $371 per square foot when measured against the 170,500-square-foot building. The figure reflects total project investment, not a lease valuation. State materials describe the project as roughly 200,000 square feet of manufacturing space, while property-specific materials identify the leased building as 170,500 square feet.

Northeast Pennsylvania Industrial Market Context

Conditions in the Northeast Pennsylvania industrial submarket are mixed. Vacancy reached 9.5% in the third quarter of 2026, up 180 basis points, while average asking rent declined 2.8% to $7.37 per square foot.

At the broader Northeast regional level, industrial leasing was on pace for its strongest year since 2021, with vacancy holding at 5.9% for 15 consecutive months and demand strongest for newer Class A product. SendCutSend's lease of a newly built, high-clear building in Pittston Township comes against that backdrop of higher vacancy in the local submarket and stronger demand for modern space regionally.

Colliers describes itself as a global diversified professional services and investment management company with $6 billion in annual revenues, 28,000 professionals and $110 billion in assets under management.
