CBRE Facilitates $12.25 Million Sale of Cambria Villa Apartments in Rialto, California

CBRE has facilitated the $12.25 million sale of Cambria Villa Apartments, a 50-unit multifamily community located at 1531 West Rialto Avenue in Rialto, California. CBRE's Eric Chen and Blake Torgerson represented both the buyer and the seller in the transaction, the firm announced July 27.
The deal values the property at approximately $245,000 per unit and roughly $285 per square foot, pricing that falls within the typical range for garden-style multifamily assets in core Inland Empire submarkets.
Property Details
Built in 1985, Cambria Villa Apartments is a gated, garden-style community totaling approximately 42,978 square feet of net rentable area on a 103,672-square-foot site. The property comprises four one-bedroom, one-bathroom units and 46 two-bedroom, one-bathroom units, with an average unit size of 887 square feet.
Community amenities include a swimming pool, a landscaped courtyard with a picnic area, private garages and guest parking. Apartment interiors feature granite countertops, central heating and air conditioning, full appliance packages and cathedral ceilings in upper-level units.
Location and Demand Drivers
The property sits near Interstate 10, Interstate 15 and State Route 210, providing access to major transportation corridors throughout Southern California. Its proximity to Kaiser Permanente Fontana and several large logistics and distribution employment hubs positions it to serve the workforce housing needs of the broader Inland Empire and greater Los Angeles region.
The Inland Empire is one of the largest logistics and industrial hubs in the United States, with sustained demand for blue-collar and service-sector housing tied to e-commerce, port-related distribution and large-format warehousing operations. Limited new multifamily supply relative to job and household growth in many Inland Empire submarkets has kept vacancies low and supported rent growth, reinforcing the investment rationale for existing workforce-oriented stock.
Replacement cost for new Inland Empire multifamily construction — accounting for land, hard costs and entitlement fees — runs well above the basis at which Cambria Villa traded, underscoring the economic logic of acquiring existing assets rather than developing new ones in a high-cost, high-regulation environment.
Market Context
"Investor demand for well-maintained multifamily assets in the Inland Empire remains strong, particularly for properties that offer operational upside and long-term growth potential," said Chen, CBRE's executive vice president. "Cambria Villa Apartments combines stable in-place income, large unit sizes and a desirable location, making it an attractive investment opportunity in today's market."
The transaction is structured as a value-add acquisition. CBRE's characterization of the asset as offering both stable in-place income and operational upside is consistent with a property carrying high occupancy alongside below-market rents or management efficiencies yet to be realized — a common value-add profile for mid-1980s Inland Empire multifamily.
The deal comes as commercial real estate investment and lending activity strengthened in the first quarter of 2026, with capital flows, lending conditions and pricing showing improvement across U.S. property sectors. As borrowing markets have stabilized and spreads compressed, more buyers have been able to underwrite value-add multifamily acquisitions with moderate leverage. Sellers, sensing improved pricing conditions, have grown more willing to transact rather than wait out the rate cycle. The Cambria Villa sale, priced at a non-distressed, market-level basis, reflects that returning liquidity for well-located, stabilized assets with upside potential.
CBRE's Role
CBRE acted as the sole broker in the transaction, representing both parties. Multifamily transactions such as the Cambria Villa sale contribute to CBRE's fee-based transaction revenue at a time when investors are directing capital toward sectors with clear income visibility and near-term rent growth potential, including workforce-oriented residential assets in logistics-anchored metros.
