Broadshore Capital Partners Closes Two Senior Bridge Loans on Nashville, Denver Multifamily Assets
INDIANAPOLIS — Broadshore Capital Partners, now the institutional investment and lending arm of Milhaus SRG, announced the closing of two floating-rate senior bridge loans secured by newly delivered multifamily communities in Nashville, Tennessee, and Denver, Colorado. The loans closed in September 2026, and the announcement was made Oct. 21, 2026. CBRE served as broker on the Denver transaction.
The loans are secured by Grace Apartments, a 383-unit community in Nashville's Midtown submarket, and Sorella at Loretto Heights, a 374-unit Class A community in Denver. According to the announcement, the financing will facilitate continued lease-up and stabilization of both properties.
Broadshore Capital Partners Bridge Lending Strategy
Broadshore Capital Partners completed each transaction in partnership with an institutional investor with which it maintains an active lending relationship focused on sourcing and executing bridge financing opportunities across the United States, the firm said. The firm described Nashville and Denver as markets that continue to attract strong renter demand and are well suited for transitional bridge lending strategies.
Milhaus SRG, a national, vertically integrated multifamily platform, acquired Broadshore Capital Partners in September 2026. Milhaus merged with Sares Regis Group (SRG) Residential in spring 2026. Both loans closed in the same month as the Broadshore acquisition.
"Nashville and Denver represent two of the most fundamentally sound multifamily markets in the country, and both of these properties reflect exactly the quality of collateral and long-term fundamentals we seek," said Brad Howe, Chief Investment Officer at Milhaus SRG and former Chief Executive Officer of Broadshore Capital Partners. "These closings build on the momentum we have generated following the integration of Broadshore Capital Partners into the Milhaus SRG platform and reflect our growing ability to source and execute complex bridge financing opportunities at scale across the country."
Chris Miller, Senior Vice President at Broadshore Capital Partners, said both transactions "presented a compelling combination of basis protection, institutional-quality collateral and a clear path to stabilization." He added that the quality of each sponsorship group, paired with the locations and amenity packages at both properties, "gave us strong conviction in the underwriting and strong confidence in the long-term performance of each asset."
Sorella at Loretto Heights in Denver: CBRE as Broker
The Colorado loan is secured by Sorella at Loretto Heights, located at 3000 W. Bates Ave. in Denver's Loretto Heights neighborhood. Delivered in 2024, the property consists of eight garden-style and wrap mid-rise buildings ranging from three to five stories, totaling approximately 323,248 net rentable square feet.
Unit interiors feature quartz countertops and stainless-steel appliances. Community amenities include a rooftop lounge with outdoor patio deck, coworking and business center facilities, a 24/7 fitness center, surface and structured parking with EV charging, and parcel lockers. Jill Haug, Alexandra Scott and Brady O'Donnell of CBRE served as brokers on the transaction.
Grace Apartments in Nashville's Midtown Submarket
The Tennessee loan is secured by Grace Apartments, located at 1815 Church St. in Nashville's Midtown submarket. The 383-unit community, a 16-story building of approximately 400,000 square feet, was delivered in August 2025. Ascend Real Estate Group completed the property.
Amenities include a resort-style pool with sundeck and cabanas, a sky lounge with outdoor terrace, a fitness center with yoga and Pilates studio, a controlled-access parking garage and a private dog run. Berkadia's Frank Adams, Laura Cathlina and Anna Burns served as brokers on the transaction.
Lease-Up Financing for Newly Delivered Multifamily Assets
Both loans are structured as floating-rate senior bridge debt supporting properties that are still moving through lease-up. Bridge financing of this type can allow borrowers to fund operating costs while occupancy and net operating income build toward stabilized levels. Floating-rate debt generally offers shorter-term flexibility than fixed-rate permanent debt but exposes borrowers to benchmark-rate volatility and requires a refinancing or stabilization plan.
Newly delivered Class A properties can face elevated concessions when recently completed projects compete for absorption in the same submarket, and floating-rate borrowers face risks including slower lease-up, weaker effective rents and refinancing conditions at maturity.
Together, the two closings reflect the strategy of Milhaus SRG and Broadshore Capital Partners to deploy institutional capital into newly delivered multifamily assets with strong lease-up trajectories. The company said it continues to expand its lending platform across major U.S. markets by leveraging institutional relationships and market expertise developed over more than 35 years.
