CBRE Investment Management Expands Industrial Real Estate Presence with €300 Million German Platform

CBRE Investment Management has announced the launch of a €300 million European Industrial Outdoor Storage management platform in partnership with NW1 Partners and URBZ Capital, with €200 million in fresh capital commitments designated for deployment in Germany. The venture marks Europe's first dedicated institutional IOS management platform and represents a significant expansion of the firms' existing partnership.

Through its Indirect Strategies division, CBRE Investment Management committed capital on behalf of its global institutional investors and its real estate secondaries fund, Real Estate Partners 2. NW1 Partners and URBZ Capital are jointly leading investment and asset management for the platform.

The German venture launched with three signed seed assets in Duisburg, Essen, and Cologne, anchored by high-quality tenants in infill locations. The partnership expects to build a portfolio of 30 to 40 assets over the next two years and is actively pursuing additional acquisitions.

Strategic Focus on Germany's Industrial Real Estate Market

The platform targets Germany's industrial heartland and key logistics corridors. The German IOS market remains highly fragmented and early in its institutionalization, creating opportunities for institutional-scale aggregation.

Commercial Real Estate Financing Structure and Partnership Model

The €300 million overall capital commitment includes €200 million specifically allocated to Germany. NW1 Partners and URBZ Capital work as equal partners in shaping investment strategy, portfolio construction, and execution.

Building on Netherlands Platform Success

The German expansion builds on the success of an existing Netherlands-focused IOS venture where NW1 Partners and URBZ Capital previously collaborated. The new German venture marks the next phase of that partnership, establishing a scalable model for aggregating portfolios in strategic industrial and logistics markets across Europe.
