CBRE Investment Management Acquires 100-Home Amsterdam Rental Complex for NN Group From You'RE Development
CBRE Investment Management (CBRE IM), on behalf of NN Group, has acquired a new-build development of 100 rental homes in Amsterdam from You'RE Development, the firm announced Oct. 15, 2026.
The scheme is located at Naritaweg 48 on the former Klimhal Amsterdam site, within walking distance of Amsterdam Sloterdijk railway station. It will provide a mix of rental housing alongside commercial space intended to support both living and working in the city.
Naritaweg Development: Unit Mix and Commercial Space
The development comprises 94 mid-market rental homes with an average floorspace of around 60 square meters, five private-sector rental homes averaging approximately 93 square meters, and one social rental home. Based on the stated unit mix and averages, the residential component totals roughly 6,105 square meters.
The ground floor will include nine commercial units, starting from around 30 square meters and intended for small businesses, as well as a larger hospitality unit of approximately 185 square meters. The stated commercial program totals roughly 455 square meters.
To support living and working in one place, entrepreneurs who rent business space will have the first opportunity to rent a mid-market rental home in the complex.
Design and Sustainability Targets
MOKE Architecten designed the building, which places an emphasis on community, active travel and sustainability. A bicycle store on the ground floor will be accessible from both sides via a dedicated cycle street. Wide staircases, landings, an inner courtyard and a roof terrace are designed to encourage interaction between residents.
The inner courtyard will include substantial planting, while greenery cascading from the roof terrace will reference the Brettenzone, the green wedge that connects Amsterdam-West via Sloterdijk with the landscape beyond.
The homes are being developed with an emphasis on affordability and sustainability. The scheme is targeting an A+++ energy rating, BREEAM-NL In-Use Excellent certification and alignment with CRREM, the decarbonization pathway tool.
NN Group's Positive Impact Programmatic Venture
The acquisition is being made through the Positive Impact Programmatic Venture (PIPV), an NN Group initiative that invests in energy-efficient and affordable homes and is managed by CBRE Investment Management.
Marieke van Kamp, Head of Private Markets at NN Group, said: "The Naritaweg project combines affordable mid-market rental homes in an easily accessible location with high sustainability goals and a strong focus on creating a high-quality living environment. In this way, we are further giving concrete substance to social ambitions and climate objectives, and we are showing how we can achieve impact through our investments."
Rogier Hendriks of You'RE Development, the developer, said: "In addition to the homes, the quality of the building as a place to live is what matters here. Space for bicycles, a courtyard garden and the possibility of combining living and working make this a project that fits the city."
Market Context and Considerations
The transaction gives NN Group exposure to Amsterdam rental housing in a transit-oriented submarket, with an emphasis on the segment between regulated social housing and higher-priced private rentals. Because the asset is a new-build development, completion timing, construction costs, energy-performance delivery and achievable mid-market rents are among the factors that will bear on its performance. The 94 mid-market units are also exposed to Amsterdam's evolving housing regulation and affordability policies.
CBRE Investment Management reported approximately $154.8 billion in assets under management as of June 30, 2026, operating in 20 countries. It is an independently operated affiliate of CBRE Group, Inc. (NYSE: CBRE). In CBRE Group's second-quarter 2026 results, Investment Management revenue increased 2% and operating profit rose 3%, with recurring asset-management fees higher, partly offset by lower co-investment returns.
The acquisition adds to a programmatic housing strategy at NN Group centered on assets intended to meet affordability and decarbonization objectives.
