Coeur Pilates Signs Long-Term Lease at Benton on Burke in Seattle's Wallingford Neighborhood

Coeur Pilates, a boutique fitness concept rooted in tech-forward design and inclusive movement, has signed a long-term retail lease at Benton on Burke, a newly constructed retail property at 1901 N 45th Street in Seattle's Wallingford neighborhood. The 1,843-square-foot space will serve as the brand's debut studio location.
Kidder Mathews Senior Vice President Kelly Gaddis and Senior Associate Mia Ponce represented Coeur founder Iva Matkovic in the transaction. The landlord is Rose Burke LLC, the developer behind the Benton on Burke property. Financial terms of the lease were not disclosed.
About the Tenant and Studio Concept
Iva Matkovic, a former technology professional with a master's degree in user-centered design and a certification in Pilates instruction, founded Coeur with the goal of blending movement science with design thinking. The brand's name — "Coeur," the French word for "heart" — reflects its emphasis on connection, intention, and community.
"Fitness should meet you where you are — thoughtful, welcoming, and empowering," Matkovic said. "I believe in movement that honors each person's strength, story, and space. That's what this studio is all about."
The studio concept is designed to lower barriers to entry commonly associated with boutique fitness, offering a more personalized and supportive experience. The new construction at Benton on Burke allowed for a tailored buildout developed in close collaboration with the local landlord, a factor Matkovic cited as important to realizing the brand's vision.
Wallingford Location
The Wallingford location was selected for its walkability, neighborhood character, and alignment with the brand's community-focused model. The property at 1901 N 45th Street sits along a corridor that includes local businesses such as Molly Moon's Homemade Ice Cream, Atoma, Fuel Coffee, and Cedarhouse Flowers.
"There's something special about Wallingford — it feels like one of Seattle's best-kept secrets: vibrant, loyal, and deeply local, yet still evolving," Matkovic said. "It's exactly the kind of neighborhood where a concept like this can grow organically and become part of people's everyday lives."
Kidder Mathews Brokers the Deal
The transaction was brokered by Kidder Mathews, the largest fully independent commercial real estate firm in the Western U.S. The firm operates 19 offices across Washington, Oregon, California, Nevada, and Arizona, with more than 900 professionals. Kidder Mathews reports an average of $9 billion in annual transaction volume, management of more than 55 million square feet of space, and approximately 2,700 appraisal, consulting, and cost segregation assignments per year.
"It's exciting to see Seattle continue to serve as a launchpad for new businesses, particularly concepts like Coeur Pilates that sit at the intersection of technology and community," said Ponce.
Kelly Gaddis and Mia Ponce represented the tenant in the transaction. No broker representation for the landlord was disclosed in the announcement.
Expansion Plans
Coeur has indicated plans to expand beyond its Wallingford debut, with additional studio locations targeted for the future.
