Colliers Brokers Sale of 321,000-Square-Foot Office Building at 2323 Grand Boulevard in Kansas City

KANSAS CITY, Mo. — Colliers has completed the sale of 2323 Grand Boulevard, a 321,000-square-foot, 11-story Class A office building located in Kansas City's Crown Center submarket, the firm announced May 22, 2026.

Stanton Road Capital, a private investment management and advisory firm focused on direct real estate investments and select private equity strategies, sold the property to Crain Company, based in Wichita, Kansas. Financial terms of the transaction were not disclosed.

Evan Warwick, Senior Vice President at Colliers, represented the seller in the transaction. Bryan Johnson, Principal at Colliers, represented the buyer.

Asset Overview and Recent Capital Improvements

The building at 2323 Grand Boulevard was originally developed in 1985 and acquired by Stanton Road Capital in 2017. The 11-story building carries ENERGY STAR certification and has undergone a series of capital improvements, including a renovated lobby, upgraded common areas, and updated elevator systems.

The property's amenity package includes an on-site full-service cafeteria with outdoor patio seating, a fully equipped fitness center, 24-hour security, dedicated management and maintenance teams, and covered and surface parking. Its location within a well-established commercial corridor provides walkable access to nearby hotels, retail, and dining options.

Crown Center Location

Warwick cited the submarket's proximity to the new Kansas City Royals stadium as a factor in the property's appeal. "This area continues to show strong long-term potential, particularly due to its proximity to the new Kansas City Royals stadium and ongoing development activity nearby," Warwick said. "The property's premier location and panoramic downtown views made it a highly attractive asset, and we are especially appreciative of the trust our clients placed in us throughout the process."
