Colliers Facilitates Sale of 76,000-SF Genesis Engineering Campus in Lanham to Affiliate of the Ownership Group That Previously Acquired Genesis Operating Business
LANHAM, MD — Colliers has facilitated the sale of 4501 Boston Way and 4701 Forbes Boulevard, two specialized manufacturing and engineering facilities totaling approximately 76,000 square feet in Lanham, Maryland, the firm announced July 17, 2026. The buyer is an affiliate of the ownership group that previously acquired the Genesis operating business, reuniting Genesis Engineering Solutions' headquarters and manufacturing campus with its operating company under common ownership.
Colliers represented the seller, AR2 Southgate, LLC, an entity owned by Genesis Engineering Solutions founder Robert Rashford, in the disposition. Colliers Vice Presidents Dan Gaffey and Chandler Pace served as exclusive advisors to the seller, providing valuation advisory, transaction strategy, buyer outreach, marketing, negotiations and closing coordination throughout the process. Financial terms of the transaction were not disclosed.
Final Phase of a Staged Ownership Transition
The real estate sale represents the concluding step in a broader succession plan that Rashford began executing in October 2025, when the Genesis operating business was sold as part of his retirement strategy. With the Lanham campus now transferred to an affiliate of the same ownership group that controls the operating company, the transaction restores unified control over both the physical plant and the business it supports.
Rashford founded Genesis Engineering Solutions in 1993, building the company over more than three decades into a specialized engineering and manufacturing firm serving the aerospace, defense and advanced technology sectors. The company manufactures and tests mission-critical hardware used in satellites and other aerospace applications, supporting customers across government and commercial markets including NASA and the Department of Defense.
The two-step structure — first monetizing the operating enterprise, then transferring the real estate to the same sponsor group — allowed Rashford to maximize value from assets built over more than 30 years while ensuring continuity of operations at the Lanham campus.
Specialized Facilities With Rare Aerospace Testing Capabilities
The two Lanham buildings serve as Genesis Engineering Solutions' longtime headquarters and manufacturing facilities and house capabilities that distinguish them from standard industrial or flex space. Among the facilities' attributes are environmental testing systems capable of simulating the harsh conditions of space to test critical aerospace components. Those capabilities are typically available only at a limited number of highly specialized government and research facilities, including NASA and the Goddard Space Flight Center.
The campus supports end-to-end spaceflight engineering, including design, analysis, manufacturing, testing and integration of hardware for satellite and aerospace programs. The specialized nature of the build-out — encompassing space avionics labs, environmental testing infrastructure and precision manufacturing areas — makes relocation costly and operationally disruptive, reinforcing the strategic value of the new ownership group securing long-term control of the physical plant near its federal clients.
Genesis Engineering Solutions employs between 100 and 249 people and has been expanding its local footprint, having previously acquired a second facility in Lanham to manufacture hardware for NASA and Blue Origin missions.
Reuniting Operations and Real Estate Under Common Ownership
Prior to the July 2026 transaction, the Genesis operating business and the Lanham real estate were held under separate ownership following the October 2025 operating company sale. The acquisition by an affiliate of that ownership group eliminates that separation, giving the entity directing long-term manufacturing strategy direct control over the specialized infrastructure it depends on.

Lanham Industrial Market Sees Continued Activity
The transaction marks the third industrial building sale in Lanham completed by Gaffey and Pace within the past three months, reflecting sustained transactional activity in the submarket.
