OAKLAND, Calif. — Colliers has secured the exclusive leasing assignment for 601 City Center, a 24-story, 607,000-square-foot Class A office tower in downtown Oakland, the firm announced May 6, 2026. The commercial real estate services firm was retained by Kennedy Wilson, the property's new owner, to lead leasing efforts at what the firm describes as the East Bay's largest and newest Class A office tower.

Assignment Details and Leasing Team

Colliers Executive Vice Presidents Charlie Allen and Anthony Shell, along with Senior Vice President Amber Merrigan, will lead the leasing and marketing efforts for the property. The team is offering a large contiguous block of approximately 260,000 square feet, as well as professional suites starting at 5,000 square feet.

601 City Center: Property Overview

Located at 601 12th Street in downtown Oakland, 601 City Center stands as the first high-rise office building constructed in the city in approximately a decade. Built in 2019 and designed by Korth Sunseri Hagey Architects, the tower holds LEED Gold Certification, a WELL Health-Safety Rating, and Energy Star Certification. Colliers describes it as the largest green Class A office tower in the East Bay.

The building features panoramic views of San Francisco and Oakland, a state-of-the-art fitness center, an outdoor roofdeck terrace, a conference facility, and private event space. Its double-glazed glass curtain wall and illuminated exterior are among the architectural features highlighted in the leasing campaign.

Current tenants include Blue Shield of California, e.l.f. Cosmetics, CRA International, and Degenkolb Engineers. According to Colliers, these tenants have contributed to increased foot traffic and economic activity in the surrounding downtown area.

Kennedy Wilson and Colliers: Strategic Positioning

Kennedy Wilson, the building's new owner, hired Colliers to manage the exclusive leasing assignment. No financial terms related to Kennedy Wilson's acquisition of the property were disclosed in the announcement.

The Colliers Oakland leasing team — Allen, Shell, and Merrigan — brings experience in East Bay tenant and landlord representation. Allen and Shell previously worked together at Avison Young's Oakland office before joining Colliers in June 2023. Merrigan brings more than a decade of Bay Area commercial real estate experience, with expertise spanning office, industrial, and R&D space.
