Continental Properties Launches Development Fund IV Targeting Suburban Multifamily Real Estate Markets
Continental Properties announced the launch of Real Estate Development Fund IV, L.P., a new investment vehicle targeting market-rate suburban multifamily real estate development in undersupplied housing markets across the United States. The Milwaukee-based firm disclosed the fund launch alongside fourth-quarter 2025 activity that included more than $500 million in refinancing transactions and $245.5 million in construction loans.

The fund will focus on well-located suburban sites in the Southeast, Midwest, and Mountain states, including Florida, Georgia, Tennessee, Illinois, Michigan, Minnesota, and Colorado. Continental Properties, which develops, owns, and operates middle-income suburban rental housing, structured the fund to develop market-rate suburban multifamily communities in undersupplied housing markets.

"Continental's Q4 performance demonstrates our ability to execute swiftly and effectively – from securing fresh financing for our existing properties, to breaking ground on new communities that will serve growing suburban markets in dire need of housing optionality."
The firm completed $2.0 billion in transactions during 2025, according to the announcement.
Q4 2025 Activity Includes Five Groundbreakings
Continental Properties broke ground on five multifamily real estate communities during the fourth quarter, totaling approximately 1,464 units:
- Springs at Aurora: 320-home community in Aurora, Illinois
- Springs at Port Wentworth: 240-home community outside Savannah, Georgia
- Authentix Stoughton: 312-home apartment community in Stoughton, Wisconsin
- Springs at Polo Club: 268-home apartment community in Lexington, Kentucky
- Authentix Robinson Gateway: 324-home apartment community in Manatee County, Florida
The firm also refinanced two separate five-property portfolios for more than $500 million and closed $245.5 million in construction loans during the quarter. Continental Properties sold the Springs at Pleasant View community in Madison, Wisconsin, for nearly $80 million.
Market Conditions
According to the firm's announcement, the U.S. multifamily industry recently experienced a historic number of apartments completing construction and entering the market. However, due to a lack of debt and equity capital for new multifamily development, the number of apartment starts has decreased considerably.
