CPP Investments Commits JPY 25.4 Billion to Japan Hospitality Real Estate Strategy with SC Capital Partners
CPP Investments has announced a real estate acquisition commitment of up to JPY 25.4 billion (USD 162 million) to SC Capital Partners' Japan hospitality strategy, the firms disclosed January 21. The commitment positions CPP Investments as a new partner in SC Capital's value-add hospitality real estate platform targeting acquisitions across Japan.
The investment is part of an initial consortium commitment totaling JPY 51.7 billion (USD 330 million), with capacity to scale to JPY 112.7 billion (USD 719 million). CPP Investments joins an existing global institutional investor that has backed the strategy since 2022.
Japan Hospitality Real Estate Market Drives Investment Thesis
The partnership targets Japan's hospitality real estate sector amid strong inbound tourism recovery, supportive government initiatives, and resilient domestic demand. The firms cited these factors as underpinning conviction in Japan's hospitality sector.

Value-Add Strategy Targets Hospitality Real Estate Repositioning
SC Capital Partners' strategy focuses on acquiring, repositioning, and operating hospitality-related investments across Japan. The firm emphasized that flexible pricing dynamics in hospitality real estate enable efficient repricing.

SC Capital Partners manages approximately USD 9 billion in assets under management as of September 30, 2025. The firm was founded in 2004 and is headquartered in Singapore.
