CALGARY — Deveraux Group of Companies and Centurion Asset Management Inc. celebrated the grand opening of The Artisan at Rangeview on October 7, 2026, marking completion of a purpose-built rental community that adds 439 rental homes to Calgary's housing supply.

The community is located at #5000, 80 Rangeview Gate SE in the city's southeast Rangeview neighbourhood. The firms announced the opening on October 8, 2026.

Grand Opening Draws Community Leaders and Project Partners

Community leaders, project partners, residents and stakeholders gathered for a ribbon-cutting ceremony and tours of the property. The event also included remarks from project stakeholders and media opportunities.

Stephen Marshall, Executive Vice President, Property Operations at Centurion Asset Management Inc., said the project supports long-term rental supply in the city. "Calgary needs more rental housing, and projects like The Artisan at Rangeview help close the gap. The Artisan at Rangeview is a professionally managed, purpose-built multifamily rental community with 439 rental homes. The community offers modern suites, resident-focused amenities and social spaces designed to foster connection and convenience for individuals, couples and families.

The announcement was a development completion and opening notice rather than a sale. Deveraux Group of Companies is the sponsor and owner-developer, with Centurion Asset Management participating in the project.

Calgary Rental Market Context

The opening comes as Calgary shifts from a tight rental market toward a more competitive one. Institutional Property Advisors projects Calgary apartment vacancy to approach 7% in 2026, compared with a record-low 1.4% in 2023, as a wave of new construction reaches completion. Yardi reported Calgary's vacancy rate at 6.8% in the second quarter of 2026, the highest among the Canadian markets it tracked, while national in-place rent growth slowed to 2.2% year over year.

Institutional Property Advisors expects average Calgary apartment rents to plateau in 2026 and anticipates elevated deliveries to continue beyond 2026 given the size of the construction pipeline. The firm describes underlying demand as healthy, supported by continued in-migration, but says the concentration of deliveries is keeping vacancy elevated and causing larger projects to take longer to stabilize. Newer properties are increasingly using incentives to manage vacancy, and higher-priced new apartments face pressure while older, more affordable buildings continue to show comparatively stronger renter demand.

Nationally, apartment starts accounted for 50.6% of total Canadian housing starts in 2025, or approximately 113,200 starts, according to data cited by BMO Capital Markets.
