Diptyque Signs 18,017-SF Lease at Wohio Holding's 16 East 34th Street, More Than Doubling NYC Office Footprint

French luxury brand Diptyque has signed a 10-year, full-floor office lease totaling 18,017 square feet at Wohio Holding's 16 East 34th Street in Manhattan's Murray Hill neighborhood, more than doubling the company's existing New York City office presence.
The deal places Diptyque on the entire 17th floor of the 22-story, 376,360-rentable-square-foot office and retail tower, situated between Madison and Fifth avenues. The brand is expected to take occupancy early next year, and the space will serve as Diptyque's North American headquarters.
A Significant Expansion From the Garment District
The lease marks a notable eastward relocation for Diptyque, which has occupied 8,097 square feet at ATCO Properties & Management's 240-246 West 35th Street in the Garment District since 2019. The move to 16 East 34th Street increases the brand's Manhattan office footprint by more than 120 percent.
Cushman & Wakefield's Laurence Carroll represented Diptyque in the relocation. George Comfort & Sons' Peter Duncan, Alexander Bermingham, and James Donaldson negotiated on behalf of the landlord. George Comfort & Sons serves as the leasing agent for 16 East 34th Street.
"As a brand defined by style and luxury, Diptyque's decision to make 16 East 34th Street its North American headquarters speaks to the tower's high-end design and hands-on management and service," Duncan said in a statement.
Renovated Building Attracting Headquarters-Minded Tenants
The 1925-vintage Midtown South tower recently completed a series of capital improvements, including a redesigned and upgraded lobby, new elevator cabs, and a new amenity roof deck. Other office tenants at the property include workspace provider Corporate Suites, which signed a 34,857-square-foot lease across the 18th and 19th floors earlier in 2026, and luggage brand Tumi.
The building's recent leasing momentum reflects a broader pattern in Midtown South, where renovated properties with updated amenities have been outperforming older commodity office stock in attracting relocations and headquarters-oriented tenants.
Midtown South Market Context
The Diptyque deal comes as Midtown South continues to tighten. Cushman & Wakefield data showed average asking rents in the submarket at $80.73 per square foot in August 2026, while vacancy fell to 21.8 percent in the second quarter of 2026, down from 25.1 percent a year earlier. Separately, availability in the submarket stood at 16.4 percent — the lowest level since the fourth quarter of 2020 — with average asking rents reaching $86.26 per square foot, up approximately 1 percent year over year. Manhattan's Midtown South submarket recorded 6.0 million square feet of leasing activity in the first half of 2026, a 39.1 percent increase compared to the same period a year prior.
