Havas Health Expands to 254,118 SF at 200 Madison Avenue in 15-Year Midtown Deal

Havas Health, a global health and wellness communications network, has signed a 15-year lease renewal and expansion at 200 Madison Avenue in Midtown Manhattan, bringing its total footprint at the 26-story tower to 254,118 square feet, landlord George Comfort & Sons announced Aug. 27.

The deal combines a renewal of Havas Health's existing 189,461-square-foot office with an expansion of 64,657 square feet, spreading the tenant across five floors of the approximately 750,000-square-foot building. The lease extends through at least 2041.

Peter Duncan, president and CEO of George Comfort & Sons, and Alexander Bermingham represented ownership in-house. David Falk and Jason Greenstein of Newmark represented Havas Health in the transaction.

A Decades-Long Tenant Deepens Its Commitment

Havas Health has occupied space at 200 Madison Avenue since the late 1990s, making the building its Midtown headquarters for nearly three decades. The company is part of Havas Group, one of the world's largest global communications groups, which was founded in 1835 and creates advertising, public relations and marketing campaigns for health care brands.

"Havas Health's growing long-term commitment to 200 Madison Avenue is a testament to the appeal of the hospitality-focused, amenity-rich environment we are cultivating for our tenants," Peter Duncan said in a statement. "Havas has been a valued tenant for nearly three decades, and we are proud to support its next chapter of success within the tower."

Renovations and Amenity Expansion Anchor the Building's Repositioning

The lease comes as George Comfort & Sons completes a broad repositioning of 200 Madison Avenue. The landlord undertook a roughly $20 million renovation with architect Vocon that included a redesigned Madison Avenue entrance and a modernized lobby. The building sits seven blocks south of Grand Central Terminal.

George Comfort is also in the midst of constructing a new 10th-floor amenity center spanning 11,000 square feet of indoor space, featuring conference rooms, a game area, a lounge and event spaces, as well as shower facilities. The center will connect to an 8,700-square-foot outdoor sky garden with views of the Empire State Building and Hudson Yards.

Luxury fitness brand TMPL is opening its flagship location at the building, occupying approximately 26,000 square feet across the ground floor and basement. Other tenants at 200 Madison Avenue include architecture firm Spectorgroup, law firm BraunHagey & Borden, and furniture retailer Roche Bobois in the retail space, along with Greater New York Mutual Insurance and Surdna Foundation. The tower was approximately 92% leased as of prior reporting, with office asking rents in the low-to-mid $70s per square foot.

Midtown Market Context

The deal reflects broader momentum in the Midtown Manhattan office market. Midtown leasing activity reached 19.47 million square feet in 2025, up 16% year-over-year and the highest total since 2018, with net absorption hitting 7.88 million square feet — the strongest in nearly 30 years. Availability declined to 13.4% during that period, trending back toward pre-pandemic levels.

Into 2026, Midtown availability has continued to tighten, with average asking rents rising as large tenants have moved to secure quality, amenity-rich buildings. In the Grand Central submarket specifically, availability has hovered around 13.7%, with average asking rents near $74 to $76 per square foot. Several transactions exceeding 100,000 square feet have been recorded in 2026, reflecting continued demand for large-block space in well-positioned towers.

Havas Health's 15-year commitment locks in a significant block of space at 200 Madison Avenue through at least 2041, extending a tenancy that has anchored the building for the better part of three decades.
