Dwight Capital and Affiliates Close $294 Million in Seniors Housing Financings Across 11 States in Q1 2026

Dwight Capital, its affiliate REIT Dwight Mortgage Trust (DMT), and Dwight Healthcare Funding (DHF) closed a combined $294 million in seniors housing financings during the first quarter of 2026, the firm announced. The transactions comprised HUD, bridge, and revolving line of credit financings spanning 11 states, covering skilled nursing facilities and assisted living properties.

Florida SNF Portfolio: $46.9 Million HUD Refinancing

Among the featured transactions, Dwight Capital provided $46.9 million in HUD 232/223(f) loans for a portfolio of three skilled nursing facilities totaling 278 beds located in Fort Pierce, Wauchula, and Winter Haven, Florida. The loan proceeds refinanced existing debt previously provided by DMT.

Massachusetts SNF Portfolio: $37.5 Million Bridge Loan and Working Capital Line

DMT provided a $37.5 million bridge loan to support the acquisition and refinance of a four-property, 402-bed skilled nursing portfolio located across East Bridgewater, Fall River, Milford, and Reading, Massachusetts. To support operational liquidity and ongoing capital needs, DHF also supplied a $10 million working capital line of credit to the repeat client. Both transactions were originated by Adam Offman, Managing Director of Healthcare Finance.

Additional Q1 2026 Seniors Housing Closings

The firm reported several additional closings during the quarter across bridge and HUD financing structures:

Bridge and Revolving Line of Credit Financings

A $70 million bridge refinance was closed for a 370-bed skilled nursing facility in the Southwest, in conjunction with a $15 million revolving line of credit. The firm also closed a $16.6 million bridge acquisition loan for a 437-bed portfolio of four assisted living facilities located in Oshkosh, Wisconsin, and Mobile and Huntsville, Alabama.

Additional bridge acquisition financings included a $12.6 million loan for Fountain Care at Sunset Hills, a 156-bed SNF in St. Louis, Missouri, which included a $5 million revolving line of credit; and a $12 million bridge acquisition loan for a 114-bed SNF in Newburgh, Indiana, closed alongside a $4 million revolving line of credit. A separate $3.5 million revolving line of credit was also provided for a 123-bed SNF in Reading, Massachusetts.

HUD 232/223(f) Financings

On the HUD side, closings included a $22.5 million HUD 232/223(f) loan for a 107-bed SNF in New Jersey, an $11.5 million HUD 232/223(f) loan for Royal Oaks Nursing and Rehabilitation Center, a 115-bed SNF in Urbandale, Iowa, and a $10 million HUD 232/223(f) loan for a 100-bed SNF in the Midwest.
