ECI Group Acquires 280-Unit Multifamily Real Estate Asset in Atlanta's South Fulton Market
ECI Residential announced the off-market acquisition of Riverside Parc Apartments, a 280-unit multifamily real estate community in Atlanta's South Fulton submarket, in partnership with joint venture partner Marcus Partners. The transaction marks the first collaboration between the two firms.
The property, located at 1925 Waycrest Drive Southwest, consists of seven three- and four-story buildings offering one-, two-, and three-bedroom residences. Built approximately 15 years ago, the community remains in mostly original condition, presenting a value-add opportunity for the new ownership.
Real Estate Acquisition Details and Investment Strategy
"ECI is thrilled to acquire Riverside Parc with first-time joint venture partner, Marcus Partners," said Peter Miklius, Acquisitions Director at ECI Group. "We are optimistic about the future growth prospects at this property and in the Atlanta apartment market in general, as the current oversupply of apartments is absorbed in 2026."
The modernization plans include renovating the clubhouse and other amenities, installing washers and dryers in all units, and upgrading unit interiors with new paint colors, framed bathroom mirrors, and updated plumbing fixtures. According to Miklius, the improvements are designed to make the property more enjoyable for residents and provide a long-term benefit to the neighborhood.
Financial terms of the multifamily real estate acquisition were not disclosed. Newmark's Purvesh Gosalia and Hayden Hedrick served as mortgage brokers on the transaction. ECI Group will manage the community following the acquisition.
Strategic Location and Market Position
Riverside Parc Apartments benefits from proximity to more than 26,000 jobs in the nearby Fulton Industrial Corridor and convenient access to Hartsfield-Jackson International Airport, which supports more than 448,000 regional jobs.
The surrounding neighborhood includes Sandtown Crossings Shopping Plaza, featuring Publix, Starbucks, and CVS, as well as Camp Creek Marketplace, which houses LA Fitness, Target, and Lowe's among other national retailers.
Property Amenities and Unit Features
Current amenities at the multifamily community include an on-site clubhouse with dart board and movie theater seating, a complimentary car care center, a fitness center with spin bikes, an e-lounge with computers, air printer, Wi-Fi, and gourmet coffee bar, a playground, and a swimming pool with cabana seating and pool loungers.
Residences feature plank flooring, 9-foot ceilings, garden soaking tubs, and walk-in closets.
