CtrlS Datacenters Opens Rs 400 Crore Patna Facility, Signs LOI for Rs 10,000 Crore Bihar AI Campus
PATNA, India — CtrlS Datacenters Limited inaugurated a Rs 400 crore data center in Patna and signed a Letter of Intent (LOI) with the Government of Bihar to invest Rs 10,000 crore in a proposed 150 MW hyperscale AI factory in Bodh Gaya, the company announced Oct. 13, 2026.
The Patna facility was formally inaugurated in the presence of Bihar Chief Minister Samrat Choudhary. CtrlS Datacenters, which describes itself as Asia's largest Rated-4 datacenter operator, said the greenfield site currently offers 12 MW of IT load with potential for expansion as demand grows.
Patna Data Center Details
The AI- and cloud-ready facility is located in the Patliputra Industrial Area in Patna. CtrlS said the data center will support the digital infrastructure needs of enterprises, government institutions, hyperscalers and technology businesses in Bihar and eastern India.
The company described the greenfield facility as natural disaster-proof, military-grade secure and energy-efficient. The Patna project represents an investment of approximately Rs 400 crore.
Rs 10,000 Crore Bodh Gaya AI Factory Proposed
Under the LOI signed with the Bihar government, CtrlS plans to develop a 150 MW hyperscale AI factory in Bodh Gaya with a proposed investment of Rs 10,000 crore. The LOI is a preliminary commitment, and the scale of the proposal suggests an AI-compute campus rather than a conventional colocation facility.
Sridhar Pinnapureddy, founder and CEO of CtrlS Datacenters, said: "We are committed to strengthening Bihar's digital infrastructure and building a robust IT ecosystem through our future-ready datacenters, designed to serve the evolving needs of hyperscalers, enterprises, and startups." He credited the Government of Bihar for "creating a conducive policy environment, fostering an industry-friendly business climate, and providing attractive incentives that have supported our investment in the State."
Pinnapureddy added: "Together with our ecosystem partners, we are bringing significant investments into Bihar while creating new employment opportunities and contributing to the region's economic growth. The strong market potential and growing demand for digital infrastructure have reinforced our confidence in Bihar."
CtrlS Edge Data Center and Expansion Strategy
CtrlS said it is building a hyper-connected network of data centers across India and beyond. As part of that strategy, the company plans to establish more than 20 edge data centers across Tier-2 and Tier-3 cities in India over the coming years, citing demand for localized, low-latency and resilient digital infrastructure.
CtrlS Datacenters began operations in 2007 and operates 19 data centers across nine key markets in India. The company is set to build more than 4.4 GW of data center capacity by 2030 and has announced plans to explore overseas markets in Southeast Asia and the Middle East, with Thailand as its first international market.
ICRA expects CtrlS's operational data-center capacity to rise from approximately 150 MW in fiscal 2026 to 950–1,000 MW by fiscal 2029. The rating agency estimates fiscal 2026 operating income of about Rs 1,900 crore, representing 20%–22% growth, with operating margins of roughly 50%–52%. ICRA also estimates the company will incur approximately Rs 13,000–13,500 crore of capital expenditure in fiscal 2027 and 2028 for existing and contracted leased capacity, funded through a combination of debt and internal accruals or one-time hyperscaler charges. Separately, CtrlS generated approximately Rs 1,567 crore of operating income and Rs 251 crore of net profit in fiscal 2025.
India Data Center Market Context
India's data-center market is entering a major supply cycle. National capacity stood at approximately 1,700 MW at the end of 2025, after roughly 440 MW of additions during the year. Analysts expect about 500 MW of additional supply in 2026, or roughly 30% year-over-year growth.
Development is increasingly moving beyond the established hubs of Mumbai, Hyderabad and Chennai. Patna is among the Tier-2 cities attracting interest because of demand for lower-latency services, 5G deployment and data-localization requirements.
Implications for Commercial Real Estate
Data center projects of this scale generate demand for industrial land, substations, transmission capacity, backup generation, cooling systems and fiber connectivity. Power availability and delivery certainty are generally more decisive for data centers than conventional office-market fundamentals.
Because the Bodh Gaya commitment is an LOI, it is not equivalent to a completed investment or a fully funded construction program. Key execution factors include power availability, fiber redundancy, customer commitments, financing, land and permitting, and the ability to secure sufficient AI-related demand.
For CtrlS Datacenters, the combination of an operating 12 MW facility in Patna and a proposed 150 MW campus in Bodh Gaya places Bihar within its broader capacity expansion as AI workloads and demand for localized infrastructure grow across India.
