Patterson Real Estate Advisory Group served as capital advisor to Elmington and helped secure the equity financing from ASCP. In its announcement, the firm thanked Jason Abel and Michael Lamping of Elmington Residential, along with Austin Ross and Tyler Epps of ASCP, for their efforts in bringing the transaction together.
Atlanta Multifamily Market Context
The acquisition comes as Atlanta multifamily fundamentals have improved in the first half of 2026, with absorption accelerating relative to new deliveries. Approximately 2,700 units were delivered during the second quarter, while the construction pipeline declined to roughly 16,200 units, nearly 20% below the prior year.
Second-quarter completions totaled 2,703, down 40.5% year over year, and 16,243 units were under construction, equal to 2.71% of existing inventory, compared with a peak of 8.37% in early 2023. Leasing demand in suburban submarkets such as Far North and Far East Atlanta exceeded second-quarter completions.
Atlanta vacancy stood at 5.86% in the second quarter, down from 6.45% in the first quarter, with 564,659 occupied units, up 1.8% year over year. Year-end 2026 vacancy is forecast at 5.8%, down 50 basis points year over year. Multifamily cap rates generally ranged from the mid-4% range to the high-4% and low-5% range, depending on asset quality, location and value-add potential. The first-quarter average Atlanta multifamily sale price was $194,000 per unit, with an average cap rate of 5.3%.
At approximately $211,538 per unit, the Asher transaction priced above that Atlanta-wide first-quarter average.
Workforce Housing Preservation Strategy
The deal pairs Elmington's housing-focused operating platform with ASCP's equity capital, allowing Elmington to acquire an existing 260-unit community rather than pursue new construction. The transaction reflects continued investor interest in workforce housing, with acquisition of existing apartments serving as a means to maintain attainable rents in the Atlanta market.
The Asher at Sugarloaf joins a list of Georgia transactions on which Patterson Real Estate Advisory Group has advised, which includes acquisition financing for a vintage apartment community in downtown Decatur.
