A consortium comprising STRABAG as lead partner together with TKT Engineering sp. z o.o. has been appointed general contractor for the turnkey construction of Roma Tower in Warsaw, STRABAG announced on Oct. 21, 2026. The 170-metre residential tower will contain 357 luxury apartments, making it one of the tallest residential buildings in the Polish capital. The contract is worth approximately €200 million (about PLN 840 million), and construction is scheduled to take 50 months.

Roma Tower Contract: Key Terms

STRABAG Sp. z o. o. is acting as lead partner of the consortium, with TKT Engineering sp. z o.o. as project partner. The contract was signed on Oct. 2, 2026, following a multi-month tender process, and is valued at PLN 840 million net. STRABAG described the project as its largest commercial building construction project in Poland to date.

The client group comprises BBI Development S.A., Liebrecht & wooD, Pro Bonum and AKIPIA. AKIPIA, a Czech investment group, joined as lead investor, and the total project value is approximately CZK 20 billion, or about €820 million. The €200 million figure refers to the general-contractor construction contract, not to the total development cost of the project.

The contract is allocated to STRABAG's South + East segment and is recorded in the company's order backlog for the fourth quarter of 2026. Spread across the planned 357 apartments, the construction contract equates to roughly €560,000 per unit. That figure is a construction-cost allocation, not a sales price or valuation.

Design, Location and Building Profile

Roma Tower will stand at the intersection of Nowogrodzka and Emilia Plater streets in Warsaw's Śródmieście district, near St. Barbara's Church. The building will rise 48 floors above ground, with six underground levels.

The architectural concept was developed by Juvenes-Projekt under the direction of Polish architect Jacek Świderski. Italian design and architecture studio Pininfarina is also involved in the project, including design of common areas and apartment-finishing concepts. The development is marketed as a branded luxury residence.

Beyond views across Warsaw, the tower is planned to offer residents leisure and recreational facilities, including wellness facilities, a 25-metre swimming pool and a private cinema.

Fitwel Certification and Sustainability Targets

Roma Tower is the first residential development in Poland to receive Fitwel certification, which assesses buildings based on their contribution to the health and well-being of occupants. The project is also targeting BREEAM certification.

A Development More Than a Decade in the Making

BBI Development began work on the Roma Tower site in 2011, and preparations accelerated after the project obtained a final building permit in February 2026. The original office-oriented concept was subsequently repositioned as a luxury residential tower.

The construction contract follows AKIPIA's entry as an investor. Construction was expected to begin in autumn 2026, with sales and a broader project presentation planned for 2027.

STRABAG's Warsaw High-Rise Pipeline

STRABAG said Roma Tower is its second major high-rise project in the Polish capital, following Upper One. Upper One, a few minutes' walk from the future Roma Tower, has reached its final height of nearly 132 metres, making Roma Tower roughly 38 metres taller. STRABAG and its real estate subsidiary are jointly responsible for the development, design and construction of the office and hotel complex. The office building has achieved LEED Platinum precertification, with further certifications being pursued, and Upper One is scheduled for completion in 2027.

In the company's announcement, STRABAG said the project gives it another opportunity to demonstrate its high-rise construction expertise and to help shape Warsaw's skyline.

Market Context

Roma Tower enters a Warsaw market where residential, office and mixed-use towers are concentrated in the central business district. The project reflects several trends in the city's development sector: the conversion of a prime urban site from an office concept to a luxury residential program, an emphasis on amenities and wellness in premium housing, and the participation of international capital through AKIPIA's investment. Its long timeline, from 2011 through the 2026 building permit, also illustrates the permitting and planning complexity of major central Warsaw projects.
