Endeavor Real Estate Group Breaks Ground on 294-Unit Student Housing Community in Fayetteville, Arkansas
FAYETTEVILLE, Ark. — Austin-based Endeavor Real Estate Group has broken ground on Juniper, a 294-unit student housing community situated across from the University of Arkansas campus at 77 S. Duncan Ave. in Fayetteville. The development marks the firm's first project in Arkansas and its first purpose-built student housing community, according to an announcement dated March 9, 2026.
The community will deliver 1,009 beds on a 4-acre site. Financial details, including total project cost, lender identity, equity partners, and capital adviser, were not disclosed in the source announcement.
Project Details and Amenities
The development is designed around an "Ozark Zen" theme intended to reflect the natural landscape of northern Arkansas, featuring earth tones, wood accents, and design elements oriented toward resident well-being. The community is also designed to support academic performance, incorporating multiple dedicated study areas throughout the building.
Planned amenities include hospitality-themed gathering spaces, a rooftop pool and sky lounge, sauna and cold plunge facilities, cabanas and grilling areas, a jumbotron television, a fitness center, yoga and Pilates studios, a spin room, a golf simulator, secured garage parking, bicycle storage, and private courtyards. The ground floor will include approximately 3,000 square feet of retail space.
The site at 77 S. Duncan Ave. is within walking distance of the U of A's Sam Walton College of Business, multiple engineering and science facilities, the Dickson Street student entertainment district, the Fayetteville Downtown Square, and Razorback Stadium.
Addressing a Student Housing Supply Gap
The project comes amid documented enrollment growth at the University of Arkansas. According to university statistics cited in the announcement, enrollment has grown approximately 5% per year since 2019, reaching 34,175 students in 2025 — a 22% increase over five years. Despite requiring all freshmen to live on campus, the university's current on-campus housing capacity serves only 18% of its total student population, leaving a substantial share of students reliant on off-campus options.
"The University of Arkansas has done a tremendous job establishing itself as one of the fastest-growing flagship universities in the nation, offering high-quality and high-value educational opportunities," said Jake Newman, principal of Endeavor's student living unit. "Endeavor sees an opportunity to serve the community by delivering an elevated living experience in a walkable location that will include rental rates and living accommodations designed to appeal to a wide range of Razorback students."
Endeavor established its student living unit in 2024. Newman leads the division.
Firm Expansion into Student Housing
Endeavor Real Estate Group is headquartered in Austin, Texas. The launch of its student living unit in 2024 and the Juniper development represent the firm's entry into the student housing sector. The Fayetteville project is the first development the firm has undertaken in Arkansas.
