ESR Group Secures US$850 Million in Equity to Accelerate APAC Logistics Real Estate and Data Centre Growth

SINGAPORE — ESR Group, an Asia-Pacific-focused real asset owner and manager, today announced that it has secured US$850 million in additional equity capital from existing shareholders, strengthening its balance sheet and accelerating execution of its long-term growth strategy across logistics real estate and data centres.

The capital was committed by existing shareholders backed by leading global investors, and will be deployed to fund growth initiatives across ESR's logistics real estate and data centre platforms throughout the Asia-Pacific region.

Building on Post-Privatisation Momentum

The equity raise follows ESR's privatisation in July 2025 and builds on significant progress the company has made in simplifying its portfolio. Since January 2025, ESR has realised more than US$2 billion in net proceeds through the divestment of non-core holdings and recapitalisation of balance sheet assets, recycling capital into what the firm describes as core growth sectors.

Together, the divestment proceeds and the new equity injection are intended to scale ESR's fund management and development platforms while capitalising on structural tailwinds including e-commerce growth, supply chain reconfiguration, and accelerating digitalisation across the region.

Phil Pearce, President of ESR, said the firm has entered a new phase of growth. "ESR has entered its next phase of growth with a stronger capital base and a more focused platform. As global capital continues to shift toward APAC, investors are increasingly seeking managers with local depth, strategic clarity, and a proven ability to execute in an evolving market environment," Pearce said.

With a sharpened focus on logistics real estate and data centres, we are accelerating development and fundraising while driving sustained growth in leasing and capital deployment," he added.

ESR Is Advancing an Approximately US$9 Billion Logistics Development Pipeline

In logistics real estate, ESR is advancing an approximately US$9 billion development pipeline aimed at meeting demand for modern, large-scale assets located near consumption hubs and major population centres. The company currently serves more than 1,500 customers across its logistics platform.

Demand for this asset class continues to concentrate on well-located facilities that can accommodate evolving customer needs driven by e-commerce expansion and supply chain reconfiguration — structural trends cited by ESR as underpinning institutional interest in APAC industrial and logistics real estate.

ESR's growth strategy is centred on priority markets in Australia, Japan, and South Korea, with expanding opportunities across Greater China, India, and Southeast Asia. The firm partners with 12 of the world's top 20 real estate limited partners and has raised an average of US$3.8 billion annually across its key sector mandates over the past five years, according to the company.

Data Centre Pipeline Exceeds 3 GW of Capacity

Alongside its logistics real estate platform, ESR's data centre business has assembled a pipeline of more than 3 gigawatts of capacity for phased development across key growth markets in the Asia-Pacific region. The firm says its competitive positioning in this segment is differentiated by its ability to secure land and power resources early in the development cycle.

Shareholder Confidence Underscores Strategic Direction

The decision by existing shareholders to provide the additional equity capital is being characterised by ESR as a signal of confidence in the firm's strategy and execution momentum following its privatisation. The company noted that the same investors serve as long-term capital partners across its broader platform.

With the new capital in place, ESR said it remains focused on scaling its core business with discipline and delivering long-term value for capital partners and customers.
