Fogelman Properties Surpasses 35,000 Units Under Management With Addition of 5,200 Apartments Across Six States
MEMPHIS, Tenn. — Fogelman Properties announced June 16 that it now manages more than 35,000 apartment homes across 12 states, following the addition of more than 5,200 units spanning 16 communities in six states across the Southeast, Midwest and Southwest.
The 16 communities, which began transitioning to Fogelman Properties management earlier this year, bring the company's total portfolio to more than 120 communities. The expansion reflects continued growth in the firm's third-party management business alongside its investment platform, the company said.
Portfolio Additions Span Southeast, Midwest and Southwest
The newly added communities are concentrated heavily in the metro Atlanta market, where Fogelman Properties added nine properties. Those communities include Arbors at Smyrna in Smyrna (340 units), Bridgewater in Duluth (532 units), Creekside at White Oak in Newnan (561 units), Dunwoody Glen (510 units), Lakeside Villas in Hampton (250 units), Manchester at Mansell in Roswell (468 units), Mill House at East Cobb in Marietta (200 units), Station Heights in Alpharetta (284 units) and The Dawson Cartersville in Cartersville (192 units).
In the metro Memphis, Tennessee market, Fogelman Properties added three communities: Cordova Creek Apartments in Cordova (196 units), Enclave at Wolfchase in Cordova (512 units) and The Vineyards in Germantown (200 units).
Additional properties added to the portfolio include Preston Ridge in Hickory, North Carolina (340 units); Normandy Woods in Houston, Texas (268 units); Carson Street Towers in Kansas City, Missouri (225 units); and The Chelsea in St. Louis, Missouri (152 units).
Fogelman Properties Cites Demand for Experienced Operators

Headcount and Office Footprint Expand to Support Growth
To support the portfolio expansion, Fogelman Properties added more than 120 team members since January 2026, representing more than 15 percent headcount growth in under six months. The company now employs more than 850 people nationwide.
Fogelman Properties also recently relocated its Atlanta office to 3715 Northside Parkway NW, a 5,182-square-foot space in the West Paces Ferry/Buckhead area. The new location more than doubles the company's previous local footprint in Atlanta, which the firm describes as a key operational hub. Both the president of investment management and the president of property services are based in the Atlanta office. The new space includes modern conference spaces, private focus rooms, updated technology and team gathering areas.
