Hanner and 1 Asset Management Launch EUR 27M, 375-Room Student Housing Development in Gdańsk Wrzeszcz

Real estate development company Hanner and investment manager 1 Asset Management have launched a EUR 27 million student housing and co-living project on Grunwaldzka Avenue in the Wrzeszcz district of Gdańsk, Poland. The development received its construction permit on December 31, 2025, broke ground in February 2026, and is scheduled for completion in summer 2027.

The project will deliver 375 rooms across approximately 6,800 square meters of residential space within a seven-story building with one underground level, totaling 11,400 square meters of usable area. Upon completion, it will join the SHED Living network of student housing properties and bring the total number of beds in 1 Asset Management's Poland portfolio to 2,340.

Project Details and Development Partners

The development is being managed by Gdańsk-based Upside Property, with Atlas Ward Polska serving as general contractor. Atlas Ward Polska brings more than 26 years of experience and over 850 completed projects in Poland to the engagement.

The building's design places emphasis on shared spaces and will include commercial and retail premises alongside residential rooms. The project is targeting BREEAM In-Use certification at a rating of Very Good or higher. Approximately 40 trees are planned for planting within the project footprint, and surrounding public infrastructure — including pedestrian walkways, bicycle lanes, access roads, and crossings — will also be upgraded as part of the development.

The building will be fully adapted for people with disabilities, with select rooms specially equipped for guests with mobility or other impairments.

Strategic Location in Gdańsk Wrzeszcz

The project's location on Grunwaldzka Avenue positions it adjacent to the Galeria Bałtycka shopping center and the Gdańsk Wrzeszcz railway station, with direct access to tram lines and bicycle paths.

Mockelūnas added that the project will complement the CEE Student Housing Fund, which invests in modern student housing across the Central and Eastern European region, and will strengthen a Poland portfolio that already includes three assets — one in Kraków and two in Warsaw.

Expanding the CEE Student Housing Fund Portfolio

The Gdańsk project will be incorporated into the CEE Student Housing Fund managed by 1 Asset Management, a vehicle focused on modern student housing assets across the CEE region. The fund's existing Poland holdings include properties in Kraków and Warsaw operating under the SHED Living brand. With the addition of the Gdańsk Wrzeszcz asset upon its planned 2027 completion, the Poland portfolio's total bed count will reach 2,340.
