Henderson Park Joint Venture Brings Wrigley Mansion Under Arizona Biltmore Ownership in Phoenix
PHOENIX — Wrigley Mansion has joined the Arizona Biltmore under ownership by Henderson Park, which holds the properties in a joint venture with Western & Southern Financial Group, funds managed by Hamilton Lane (Nasdaq: HLNE), South Street Partners and Pyramid Global Hospitality, the companies announced Oct. 2, 2026. Pyramid Global Hospitality will oversee operations at both Phoenix properties.
The Henderson Park-led group acquired the mansion from Jamie Hormel and the Hormel family for $17 million on Oct. 1, 2026. The group acquired the Arizona Biltmore from Blackstone for $705 million in May 2024.
Deal Structure and Ownership Group
Henderson Park is the sponsor of the joint venture. Western & Southern Financial Group, funds managed by Hamilton Lane and South Street Partners participate as equity partners. Pyramid Global Hospitality is part of the ownership group and will serve as operator of both properties.
Wrigley Mansion is located at 2501 E. Telawa Trail in Phoenix and totals roughly 16,000 to 17,000 square feet, with 24 rooms and 12 bathrooms. At the $17 million price, the purchase equates to approximately $1,000 per square foot, an estimate that depends on the size figure used. The Arizona Biltmore, a 710-room resort in the announcement, sits on 39 acres against the backdrop of Piestewa Peak and opened in 1929. The 2024 acquisition equated to roughly $1.0 million per key.
A Shared History Under One Owner
The two properties have been linked since their origins. William Wrigley Jr. helped establish and owned the Arizona Biltmore, then commissioned Wrigley Mansion in 1931 as a 50th wedding anniversary gift for his wife, Ada. The mansion sits atop a 100-foot knoll above the resort and offers 360-degree views of the Valley.
In 1992, Geordie and Jamie Hormel intervened to save the mansion from demolition and led its restoration. The property completed a renovation in 2021.
Michael Hoffmann, vice president and managing director of Arizona Biltmore, said: "There are very few opportunities in hospitality to bring two landmarks together that have been connected to one another from the very beginning." He added that the owners see "the opportunity to create a new chapter for both – one that honors what makes each property special while introducing new experiences for guests today."
Nick Weber, CEO and founder of Henderson Park, said: "Together, these destinations create an exceptional platform for delivering distinctive experiences while honoring the character that has made each one so special."
Culinary and Event Offerings Added to the Resort
Wrigley Mansion adds three dining venues to the Arizona Biltmore's offerings. Christopher's, led by James Beard Award-winning Chef Christopher Gross, was recognized in Michelin's inaugural Southwest Guide as one of 12 recommended restaurants in Arizona. Geordie's Restaurant & Lounge serves seasonal contemporary cuisine and has a wine program, and Jamie's Wine Bar occupies the mansion's original library and offers wines by the glass and shareable plates. The mansion also hosts private dining, weddings and celebrations, with a ballroom and gardens.
The Arizona Biltmore offers seven pools, refreshed luxury cottages and Tierra Luna Spa and Sol Garden, named a 2024 Four-Star Spa by Forbes Travel Guide. The resort completed a reinvention in 2021 that introduced new dining destinations.
Pyramid Global Hospitality to Manage Both Properties
Pyramid Global Hospitality, which manages a portfolio of 200 properties across the U.S., Caribbean and Europe, will operate Wrigley Mansion and the Arizona Biltmore. Warren Fields, CEO of Pyramid Global Hospitality, said: "We are ready to work alongside the talented associates who have built its reputation as one of Arizona's premier dining and event destinations. We look forward to supporting the next chapter of the Mansion's success while creating long-term value for our partners."
Consolidating management under one operator allows coordination of staffing, sales, marketing, procurement and guest programming across the two neighboring properties.
Phoenix Hotel Market Context
The acquisition comes as Phoenix hotel performance has softened. Trailing 12-month occupancy in the market was approximately 66.0% through late 2025, down 3.3 percentage points year over year, while revenue per available room fell about 3.0%. The market is also seasonal: occupancy was approximately 82.8% with RevPAR of $213 in April 2026, compared with 60.7% occupancy and RevPAR of $76.53 in June 2026.
Nationally, third-quarter 2026 RevPAR rose 5.7% year over year, with average daily rate up 4.4% and occupancy up 0.8 percentage points. Hotel cap rates were approximately 7.5% in the second quarter of 2026, while luxury hotel assets in gateway markets were indicated at roughly 5.0% to 7.5%.
The addition of restaurants and event space gives the Arizona Biltmore revenue sources beyond guestrooms, including local dining and celebration business.
