Immobel Secures Full-Building Office Lease at Paris Marais Asset, Capping Two Major Paris Deals

PARIS — Immobel has announced the signing of a full-building lease at 16 rue Saint-Antoine, a 4,300 m² redeveloped office property in Paris's historic Marais district, with a leading international energy drink producer that will use the space as its French headquarters. BNP Paribas Real Estate acted as sole agent on the transaction, which Immobel described as one of the most significant office real estate deals on the Parisian market this year.

The lease comes alongside a separately announced agreement with Italian luxury fashion house Brunello Cucinelli at Immobel's 277 Rue Saint-Honoré asset in Paris, giving the Belgian developer two Paris office lettings within a concentrated period.

A Prime Asset Developed by Immobel in the Heart of the Marais

The property at 16 rue Saint-Antoine sits in the Marais district of Paris. The building was redeveloped from a former above-ground car park into what Immobel describes as a modern, mixed-use space that preserves its industrial heritage while offering a dynamic and creative environment suited to the energy drink producer's culture.

The asset carries a stack of environmental and technical certifications: BREEAM Excellent, HQE Excellent, Osmose, BBCA, and WiredScore Silver.

The building is now fully occupied under a single-tenant, headquarters lease. Immobel noted that this structure aligns with the expectations of institutional investors.

Conversion of Former Car Park

The redevelopment of a former above-ground car park into a certified office building reflects Immobel's stated approach of transforming underutilized structures while retaining their industrial character. Immobel stated that the project preserves the site's industrial heritage.

Immobel Reinforces Strategic Position in Paris Office Real Estate

Immobel stated that the two Paris lettings — at 16 rue Saint-Antoine and 277 Rue Saint-Honoré — confirm its "strong and growing position in the Paris real estate market" and reinforce its "strategic position across prime European locations." The developer characterized the Marais asset as offering an "ideal blend" of optimal investment size, prime location, environmental excellence, and a first-class, long-term tenant.

Immobel added that the combination of international leasing activity and financial discipline "positions Immobel perfectly to continue building a solid future for all its investors, partners, and stakeholders."

Transaction Details

The lease at 16 rue Saint-Antoine was concluded with BNP Paribas Real Estate acting as sole agent. Financial terms, including rent, lease duration, and any rent-free period, were not disclosed. The identity of the energy drink producer tenant was not named in Immobel's announcement.

The Brunello Cucinelli lease at 277 Rue Saint-Honoré was referenced by Immobel as a parallel transaction confirming its Paris strategy. Separate terms for that deal were also not disclosed.
