Immobel, Fort Partners Secure Full Land Control for Four Seasons Marbella Hospitality Real Estate Project
Immobel and Fort Partners have consolidated full control of the land interests underlying the Four Seasons Marbella project, the two firms announced June 15, marking what they called a decisive milestone for one of Europe's larger beachfront luxury real estate developments. The transaction advances the project into an executable phase after approximately eight years of planning and regulatory work on Spain's Costa del Sol.
Project Scope and Hospitality Real Estate Program
The Four Seasons Marbella development is conceived as a mixed-use branded residential and hospitality destination spanning approximately 32 hectares with roughly 750 metres of direct coastline access. The program includes approximately 40 apartments, 54 townhouses, and 33 villas, anchored by a 105-key Four Seasons hotel. The site is located approximately three kilometres from Marbella's Old Town.
Complementing the residential and hotel components are planned beach clubs, food-and-beverage concepts, sports and wellness amenities, and cultural and educational elements set within a coastal landscape. The master plan has been shaped by an international design team that includes Meier Partners.
Immobel describes the project as a seed branded-residential flagship in Southern Europe, positioning it as a reference platform for future high-end branded residential and hospitality developments in other prime European destinations.
Planning Status and Real Estate Development Timeline
The project's Plan Parcial — the applicable Spanish planning instrument — is in place, and the urbanisation framework is described as substantially progressed. Remaining steps include final land administration, reparcelling, building permits, further detailed design, and phased execution. Commercialization of the residential program is planned to begin in 2027.
Immobel frames the current planning status as a mature and de-risked basis, reflecting eight years of intensive coordination and regulatory work.
The project's scale and beachfront position place it in a segment where Immobel characterizes the site as among the few remaining ultra-prime beachfront opportunities of this scale on the Mediterranean coast.
Marbella Market and Southern Europe Demand
Immobel's announcement points to strengthened global demand for ultra-prime residential and hospitality product, with Southern Europe identified as a principal beneficiary of that shift. The high-end luxury residential segment, the firm notes, has continued to outperform broader markets, driven by international buyers seeking second homes and lifestyle-oriented investments in well-connected Mediterranean locations.
