Island Manapua, OAKBERRY Hawaiʻi, Paris Baguette Among 11 Tenants Announced for Waiānuenue at Kapaʻakea in Honolulu
Kamehameha Schools and leasing broker Colliers Hawaiʻi have announced 11 food-and-beverage tenants for Waiānuenue at Kapaʻakea, a new two-block, open-air retail campus under development in Honolulu's Mōʻiliʻili neighborhood. The lineup includes Island Manapua, OAKBERRY Hawaiʻi, Paris Baguette, Shaka Shaka Tea, Broke Da Mouth Grindz, and Ramen Asukaya, among others, with all tenants scheduled to open in late 2026.
The project will span more than 20,000 square feet of retail, dining, and community space. Additional spaces remain available for lease through Colliers Hawaiʻi.
Full Tenant Roster: Local Brands and Regional Chains
The announced tenants represent a mix of locally rooted concepts, regional chains expanding their Hawaiʻi footprints, and one national quick-service brand.
Island Manapua plans to debut a new dim sum concept at Waiānuenue that blends traditional flavors with a contemporary island twist. OAKBERRY Hawaiʻi will open its fourth Hawaiʻi location at the center, offering 100% natural açaí bowls and smoothies with toppings sourced from Brazil's Amazon Rainforest. Paris Baguette is also opening its fourth Hawaiʻi location, bringing its bakery café format — featuring freshly baked pastries, artisan breads, cakes, sandwiches, and handcrafted beverages — to the project.
Shaka Shaka Tea, a Hawaiʻi-born beverage brand known for handcrafted fruit teas, milk teas, and smoothies, will relocate from its current Puck's Alley location to Waiānuenue. Broke Da Mouth Grindz, a family-owned and operated business since 2012 known for its garlic furikake chicken and local Hawaiian and Filipino dishes, is also joining the lineup. Ramen Asukaya will bring authentic Japanese ramen and traditional broth-based dishes to the center.
Additional tenants include The Well, a locally owned café focused on specialty coffee and fresh food; Local Boy Sushi, a family-owned restaurant opening its third location; Morning Brew, a Hawaiʻi-grown café and bistro family-owned since 1995 that is also opening its third location; Wingstop, a national chain with multiple existing Oʻahu locations; and Phuket Thai University, described as a returning favorite from the former Varsity Center in the same trade area.
Project Design and Community Focus
Waiānuenue at Kapaʻakea — a name translating to "the rainbow in the freshwater springs of Kapaʻakea" — is developed by Kamehameha Schools as a community-centered retail campus. The two-block project combines dining, retail, and gathering spaces activated by large-scale murals created by local artists. The open-air center incorporates sustainable landscaping and accessible design.
The project is positioned to serve residents, students, and professionals in the Mōʻiliʻili area, situated between Mānoa Valley and Waikīkī.
"The Mōʻiliʻili community will enjoy the return of neighborhood favorites and new dining concepts," said Emalia Pietsch, senior vice president of Colliers Hawaiʻi. "Each of these new tenants embody the spirit of the neighborhood — local, authentic, and community-driven. Their arrival kickstarts the transformation of Waiānuenue at Kapaʻakea into a place where Honolulu comes together to dine and connect."
Tenant Mix
The curated tenant lineup includes fast-casual, café, and dessert concepts alongside ramen, sushi, Thai, and local comfort food operators. The roster includes multiple coffee and café operators (The Well, Morning Brew, Paris Baguette), Asian and local comfort food concepts (Phuket Thai University, Ramen Asukaya, Local Boy Sushi, Island Manapua, Broke Da Mouth Grindz), beverage and health-oriented options (Shaka Shaka Tea, OAKBERRY Hawaiʻi), and a quick-service chicken concept (Wingstop).
Several tenants carry existing neighborhood ties. Shaka Shaka Tea is relocating from nearby Puck's Alley. Phuket Thai University is returning to the neighborhood from the former Varsity Center. Both Local Boy Sushi and Morning Brew are opening third locations.
