JB Matteson Acquires Vantage Communities' 288-Unit Loveland Property in $72.3M Deal Brokered by Institutional Property Advisors

LOVELAND, Colo.JB Matteson has acquired Vantage at Loveland, a 288-unit multifamily community in Loveland, Colorado, from Vantage Communities for approximately $72.3 million, Institutional Property Advisors announced Aug. 27. The deal equates to roughly $251,042 per unit and marks JB Matteson's first purchase in Colorado, representing an entry into the Mountain West region for the San Francisco Bay Area–based private institutional investor.

Institutional Property Advisors, a division of Marcus & Millichap, represented the seller and procured the buyer. Greg Parker, managing director investments in Marcus & Millichap's Denver office, and Jason Hornik handled the assignment.

A Rare Trade in Northern Colorado's Multifamily Market

The transaction stands out in a market where large-scale multifamily deals have been infrequent. Vantage at Loveland is one of just three multifamily assets above $50 million to trade in Northern Colorado in eight months and only the second in Loveland in the past two years, according to Parker.

"The property was delivered during one of the most competitive periods of new apartment supply in the market and was approaching stabilization at the time of sale," Parker said.

Completed in 2024, Vantage at Loveland is situated at 1430 S. Tyler Ave. and comprises 11 buildings with studio, one-, two-, and three-bedroom units averaging 849 square feet, for a total of roughly 244,000 rentable square feet. The community features a resort-style swimming pool, clubhouse, fitness center, and expansive outdoor recreation areas. Individual apartments include washers and dryers, walk-in closets, kitchen islands, and private yards.

Post-Lease-Up Acquisition Strategy

The deal was structured as a post-development, early-stabilization trade, with the initial lease-up phase largely complete at the time of closing.

"With initial lease-up essentially behind it, the focus now shifts to finishing stabilization and holding onto the operating momentum the property has built," Hornik said. "The buyer acquired an institutional-quality asset after the highest-risk phases of development, construction and early lease-up were complete. With new supply moderating and Northern Colorado continuing to absorb recently delivered units, Vantage is well positioned to benefit as the market moves toward a more balanced supply-demand environment."

JB Matteson financed the acquisition with a $40 million loan arranged by JLL Capital Markets, with William Haass and Jonah Aelyon on the financing team. The debt was provided by a relationship life insurance company on a fixed-rate basis with a five-year term, implying a loan-to-value ratio of approximately 55 percent.

Equity Waterfall: Greystone Housing Impact Investors Redeemed at Closing

Greystone Housing Impact Investors LP, which trades on the New York Stock Exchange under the ticker GHI, disclosed that Vantage at Loveland was sold on Aug. 13, 2026, at the direction of its managing member, and that the partnership's remaining equity investment was redeemed at closing. Greystone Housing Impact Investors reported receiving net cash of approximately $23.6 million, consisting of $21.1 million in return of contributed equity and $2.5 million in accrued preferred return.

As a result of the sale, Greystone Housing Impact Investors expects to report in the third quarter of 2026 investment income of approximately $2.5 million, net income of roughly $0.11 per unit of beneficial assignee certificate on both a basic and diluted basis, and cash available for distribution of approximately $0.11 per unit.

Location and Employment Base

Vantage at Loveland is located approximately 40 miles from Denver and a short drive from Fort Collins via U.S. Highway 287 and Interstate 25. Residents have direct access to the Front Range Trail system and the Loveland–Fort Collins employment corridor. Area employers include Advanced Energy Industries Inc., Anheuser-Busch, Banner Health, and Broadcom. Colorado State University is nearby, and Thompson Valley Towne Center is within walking distance of the property.

"Vantage at Loveland demonstrates the continued institutional demand for high-quality multifamily assets in Northern Colorado," Parker said. "Despite a period of elevated new supply, the market has continued to demonstrate strong renter demand, and the transaction reflects investor confidence in the region's long-term fundamentals."
