HOUSTON, TEXAS — Crideas, LLC has acquired the former Group 1 Automotive facility at 18700 Northwest Freeway in Houston, Texas, in a disposition completed in August 2026. Will Murchison and JP Hayes of Junction Commercial Real Estate represented Group 1 Automotive in the sale, while Chris Klein and Jeffrey Arnaud of Colliers represented the buyer.

Property Overview: A Specialized Automotive Facility on U.S. 290

The property sits at the hard corner of U.S. Highway 290 and West Road in the Jersey Village area of northwest Houston, carrying approximately 436.9 feet of frontage along the freeway corridor. The site spans roughly 5.04 acres and supports a single building of approximately 37,310 square feet, originally constructed in 1988. The parking ratio runs approximately 5.23 spaces per 1,000 square feet, consistent with automotive and high-parking retail uses.

The facility's existing infrastructure positions it as a full-service automotive operation. On-site improvements include a two-bay Garmat paint booth, a four-bay Garmat paint curing booth, 1,200-amp, 480/240-volt electrical service, multiple compressors, two lifts, and an alignment rack. The property sits within a retail node anchored by a Sam's Club.

Transaction Parties: Junction Commercial Real Estate and Colliers

Junction Commercial Real Estate, a Houston-based full-service commercial real estate firm, served as the seller's broker. The firm provides services across development, investment management, construction management, and brokerage, and reports more than 110 years of combined experience among its team. Will Murchison and JP Hayes led the assignment on behalf of Group 1 Automotive.

Chris Klein and Jeffrey Arnaud of Colliers advised Crideas, LLC on the acquisition. The property had been marketed as a second-generation car dealership opportunity, reflecting the depth of automotive-specific infrastructure already in place.

Group 1 Automotive's Broader Portfolio Strategy

Group 1 Automotive, a Fortune 300 automotive retailer headquartered in Houston, has been actively reshaping its real estate portfolio in recent years. In 2024, the company entered an agreement to sell six dealerships and collision repair centers in Beaumont, Texas, to Doggett Industries as part of a broader network repositioning. In 2025, Group 1 announced acquisitions of three luxury brand dealerships in Florida and Texas, reflecting a shift toward newer facilities in higher-margin markets. The sale of the 1988-vintage Northwest Freeway property fits that pattern of recycling capital out of older, non-core locations.

Northwest Freeway Corridor Context

The U.S. 290 corridor in northwest Houston has seen steady repositioning of older automotive and big-box pads toward alternative and higher-intensity uses. The 18700 Northwest Freeway site's combination of freeway frontage, established automotive infrastructure, and proximity to a major retail anchor gives it flexibility for continued automotive use or repositioning.
