Go Outdoors Acquires 273-Slip Constitution Marina in Boston from Bosport Docking, LLC
Go Outdoors has acquired Constitution Marina, a 273-slip marina at 28 Constitution Road in Boston's Charlestown waterfront, from Bosport Docking, LLC, the family ownership group that operated the property for more than 60 years. Colliers brokered the sale, with the buyer not represented by a broker.
Deal Structure and Brokerage
Andrew Cantor, Matt Putnam and Dan Grovatt of Colliers, who specialize in leisure property advisory, represented the seller in the transaction. The Colliers team conducted a competitive call-for-offers process that generated 10 offers from qualified buyers, reflecting sustained investor demand for well-located marina assets.
"Constitution Marina is an exceptional waterfront asset with a truly irreplaceable location," said Cantor, senior vice president at Colliers. "The strong response from qualified buyers underscores the continued investor demand for well-located marinas and the appeal of assets that combine strong boating fundamentals with access to major population centers and destinations."
A key consideration in the transaction was securing approval from MassPort, which holds a long-term ground lease with the marina. Prospective buyers were required to demonstrate sufficient marina operating experience and financial strength to support assumption of that lease.

Constitution Marina is situated along Boston Harbor in Charlestown, adjacent to the historic Freedom Trail. The property features approximately 9,000 linear feet of dockage with water depths of 30 feet on approach and in the channel, and a mean low water dock depth of 15 feet — conditions that support larger vessels and year-round operations.
The marina offers protected transient and seasonal dockage within walking distance of the North End, TD Garden, North Station and downtown Boston. Amenities include floating docks, wireless internet, security, laundry and ice facilities, restrooms and showers, a swimming pool, and barbecue grills. The property is ranked among the top-rated marinas in the country on Marinas.com, with recognition for guest experience, protected dockage, cleanliness and hospitality.
Go Outdoors and Monarch Alternative Capital
Go Outdoors is an investment platform backed by Monarch Alternative Capital LP, which manages approximately $11 billion in assets under management. Monarch formed Go Outdoors in 2023 to acquire, develop and operate marinas and RV resorts across the United States, partnering with Safe Harbor Development as an operating partner.
At the time of the Constitution Marina acquisition, Go Outdoors owns 16 marinas and four RV resort parks across the U.S., encompassing approximately 6,300 slips nationwide. The platform's prior portfolio was concentrated in lake marinas in the Southeast, with properties in Georgia, New York, Pennsylvania and Tennessee. The Boston acquisition extends the platform's geographic reach into a high-barrier urban harbor market in New England.
Go Outdoors described the transaction as expanding its footprint beyond its historical focus on lake marinas in the Southeast United States into a major gateway city harbor with strong tourism demand and limited marina supply relative to demand.

Boston's waterfront remains supply-constrained, and investor appetite for experiential and leisure real estate has remained strong. Constitution Marina's location — within walking distance of major transit hubs, professional sports venues and one of the most visited historic districts in the country — positions it as a distinctive asset within the broader marina investment landscape.
The 10-offer competitive process reflects broader institutional interest in marina assets that combine operational income with irreplaceable urban waterfront positioning. The MassPort ground lease structure added a layer of complexity to buyer selection, effectively narrowing the field to operators with demonstrated experience and institutional financial backing.
Bosport Docking, LLC's decision to sell followed the owning family's choice to retire after more than six decades of operation. The family's emphasis on responsible stewardship as a selection criterion shaped the outcome of the competitive process alongside financial and operational qualifications.
