JLL Tapped to Lease Trinity Capital Advisors' I-40 Exchange Industrial Park in Garner, NC

Construction is progressing at I-40 Exchange Industrial Park, a two-phase Class A industrial development in Garner, North Carolina, developed by Trinity Capital Advisors in a joint venture with Barings, the firms announced June 18. JLL is handling leasing for the project, which will total 715,600 square feet across four buildings at full buildout.
Phase 1 Construction Milestones
Phase 1 of I-40 Exchange encompasses two buildings totaling 336,100 square feet and is now more than halfway through development, according to Trinity Capital Advisors. At Building A, tilt-wall panel erection is complete and steel erection is underway. At Building B, the construction team is progressing through panel preparation, forming, and pouring, with tilt-wall panel erection expected by the end of the month.
Sitework is also advancing across the project. Fine grading of the entry road is underway, a water tie-in has been completed, and water line installation is continuing, the firm said.
Project Specifications and Location
I-40 Exchange is designed to serve the greater Raleigh-Durham market, with direct access to two I-40 interchanges at Cleveland Road and NC-42. The park's specifications include 32-foot clear heights, ESFR sprinkler systems, ample auto parking, and dedicated trailer parking.
JLL Leasing Assignment and Project Team
Al Williams, Justin Booth, and Austin Jackson of JLL are handling leasing on behalf of ownership. The broader project team includes Choate Construction as general contractor, DMA Architecture as architect, and Bolton & Menk as civil engineer.
Trinity Capital Advisors has not disclosed a projected delivery timeline or pre-leasing status for Phase 1 or Phase 2 of the development.
