JPI has closed on a 15.7-acre parcel at 4754 Lakeview Crossing Circle in Sanford, Florida, launching development of Reagan Center, an $85 million, 326-unit Class A multifamily community in Seminole County. The announcement, made June 30, 2026, marks the developer's re-entry into the Central Florida market.

The project is structured as a joint venture among JPI, Integra Land Company, and Panther Residential Management. Renasant Bank is providing construction financing, while Marble Capital is supplying joint venture equity. JPI has scheduled a summer 2026 groundbreaking, with project completion anticipated in 2028.

Project Details: Unit Mix, Design and Amenities

Reagan Center will consist of 326 garden-style apartments spread across 20 buildings on the 15.7-acre site. The unit mix includes 146 one-bedroom, 148 two-bedroom, and 32 three-bedroom residences, reflecting an emphasis on larger-format layouts suited to families and working professionals. At $85 million in total project cost, the development implies an approximate cost of $260,000 per unit.

Planned amenities include a resort-style pool, fitness center, package room, and a clubhouse featuring a coffee lounge alongside dedicated work and game areas.

The project's design team includes Charlan Brock Architects for architecture, KPM Franklin for civil engineering, Libra Design Group for landscape architecture, Forum Design for interior design, and Joseph Lawrence & Co. for structural engineering.

Integra Land Company's Role in Site Entitlement

Integra Land Company played a central role in advancing the project to this stage, having spent several years working alongside the landowner and Seminole County on the rezoning and master development plan for the site.

JPI cited Orlando's sustained population and job gains as placing the metro among the top performers on the firm's internal market scorecard. Within the Orlando metro, Seminole County was highlighted for its highly regarded public school system — a draw for families seeking long-term housing — and its position as one of the region's most sought-after submarkets.

The developer framed its timing as deliberate, entering during what it described as a quieter point in the development cycle with the goal of delivering units as demand continues to build.

Capital Stack and Partner Roles

Renasant Bank is serving as the construction lender for Reagan Center. Marble Capital is providing joint venture equity. Integra Land Company contributed local entitlement and master-planning expertise, while Panther Residential Management is participating as an operating partner in the joint venture.
